If you love history you will enjoy living in this two storied, two reception room and two bedroom cottage. History and character ooze from every nook and cranny of one of the oldest properties in Crowborough, believed to date back to the 1680's. Exposed beams, wonky floors, ceilings and walls are a constant reminder of the history of this charming home with the galleried landing stealing the show. The vendor affectionately names this area his 'minstrels gallery' and has been told that the supporting beams come from one of Elizabeth I's military galleons. It will therefore come as no surprise that the cottage was built for shorter owners so that the ceilings and doorways are lower than we are accustomed to nowadays. This detached historic but unlisted cottage gives you all the necessities that the modern world demands including a large gravel driveway allowing off road parking for three cars, a hand crafted wooden car port, gas fired central heating radiators in all the rooms and a kitchen with a built in oven and a separate hob, plumbed in dishwasher and washing/tumble dryer, telephone/internet connections in three rooms and the downstairs hall, satellite connection and a contemporary approved electricity control panel. Downstairs the sitting room enjoys a huge seven foot wide inglenook fed with coke or wood, the dining room with its inset space for a music centre and loud speakers, the spacious and well equipped kitchen including a breakfast and wine racked recess, the shower room and separate toilet. Upstairs the galleried landing offers an inbuilt wardrobe and a great vantage point of the hallway below. The master L-shaped bedroom has two windows and a built in book case that currently holds nearly 700 books. Adjacent is a second toilet with sink and space to add a full size bath. At the far end of the landing the second bedroom has a small attached storage space. Outside to the rear of the cottage is a south-westerly facing enclosed garden split into three sections including a full width patio with access to the kitchen, carport and street, lawned area with mature hedge borders, shrubs and central water feature. Explore through the arbour to the third section of the garden where two sheds still allow plenty of scope and space for a veggie patch or maybe children's play area. On the right hand side Coppards, the next door neighbour has a wall, part covered with creepers, which extends the whole length of the garden making it pleasantly private. The vendor advises that Coppards creates very little noise during weekdays and Saturday mornings and is closed during the evenings and on a Sundays. With a Sainsburys 'Local', hairdressers and numerous eateries, within 400 yards of the mainline railway station with links to London and the Coast and within walking distance to Tesco, the Millbrook Garden Centre and two nature parks, this charming and memorable cottage blends seamlessly with modern life. EPC grade D. A copy of the full EPC will be available on request from the branch office.
