DESCRIPTION:  Yew Tree Cottage is an individual detached Colt timber framed bungalow with a lower ground floor, presenting elevations of predominately timber shingles with some brick, set with replacement double glazed windows beneath a pitched timber shingle roof.  The accommodation is arranged over one floor with features including the side entrance porch/morning room with dwarf brickwall and UPVC double glazed panels and windows.  The sitting room has a feature cast iron open fireplace with pine surround and overmantle with triple aspect enjoying fine views out across the Wealden countryside.  To the corner of the open plan dining area is an antique fitted corner pine cupboard.  The kitchen/breakfast room was refitted in May 2013 with a range of base and eyelevel cupboards and drawers, incorporating a floorstanding Worcester oil fired boiler supplying domestic hot water and central heating.  The two bedrooms are both double rooms with bedroom one fitted with an en-suite vanity unit.  The bathroom was re-fitted in 2014 with a modern white suite including an integrated Aqualisa shower over the bath and part tiling to walls.  Arranged over the lower ground floor and accessed externally is the utility room with cloakroom and two useful rooms, one currently used as a studio.  Both rooms offer potential for further residential accommodation subject to obtaining any relevant consents.  Outside:  Yew Tree Cottage is approached via an open access opening onto tarmacadum parking area with timber garden shed, well stocked flower bed and magnolia.  The gardens are a fine feature arranged over a downward slope laid predominately to lawn with well stocked flower and shrubbery beds, paved seating area and pergola, greenhouse, adjoining fields and woodland and enjoying fine rural views.  The whole is enclosed by a mixture of hedging and post and rail fencing.  

DIRECTIONS:   From our office in the High Street proceed up the High Street, at the War Memorial bear left onto the A229 and continue in the direction of Hawhurst.  Proceed through the area known as Hartley, past the Hartley Dyke Farm Shop and on, after approximately half a mile take the first left hand turning into Water Lane.  Continue along this rural lane for approximately 2.3 miles passing St Ronan’s School on the left.  Yew Tree Cottage will be found shortly on the right hand side (if you reach the fork in the lane you have travelled too far).
