Situation
Hodge Bower is delightfully situated in an elevated position at the top of The Gorge and comprises a pleasant mix of predominantly period properties of varying architectural design.
Ironbridge is a renowned and historic area nestling in The Severn Gorge which forms one of the most striking and distinctive landscapes in England, with a charming town centre adjoining the River Severn and the slopes of The Gorge combining a delightful mix of imposing, detached period residences mingling with charming cottages up the hillside. This remarkable area was at the heart of the Industrial Revolution and became world famous in 1779 when the world’s first iron bridge was constructed over the River Severn and from which the town derives its name.  It is steeped in the industrial heritage of the area with local museums forming part of the World Heritage Site and is now recognised as a premier tourist area.  Some five miles to the north is the excellent range of shopping and recreational facilities at Telford town centre, together with the railway station and M54.

 

The property
Is approached via a side door leading through to the sun room which has tiled flooring, access to the rear utility area and access to the dining kitchen. The utility area has a range of base units, space for two appliances and wall mounted Worcester central heating boiler; a glazed panel door leads out to the rear garden and access leads to the downstairs cloakroom/wc which also has tiled flooring.  The dining kitchen has a lovely outlook towards the rear garden, a range of pine base and wall units, integrated oven and hob and space for appliance; timber ledged and braced doors lead to two reception rooms.  The second reception room is currently used as a dining room with outlook towards the rear garden and archway leading through to the front reception room.   The front reception room is part of the original cottage and has lovely exposed beams, large inglenook fireplace with tiled hearth, ledged and braced door leading to a further front reception room which has a ledged and braced door leading to a staircase which ascends to the first floor; there are also lovely exposed beams, ornate period style open fireplace, wooden flooring and views towards the front.

 

On the first floor there is a landing with ledged and braced doors leading to four bedrooms and the family bathroom/wc.  The master bedroom has exposed timber beams.  One of the bedrooms has a lovely outlook towards the rear garden whilst another has a lovely ornate style fireplace. The family bathroom/wc has lovely oak paneled walls and a modern suite comprising P shaped bath with mixer shower over, vanity wash hand basin and low level wc.

 

Outside
To the front of the property there is a gravelled driveway providing off road parking for two vehicles with adjacent raised lawn area to one side, paved footpath leading to the side sun room and main entrance door, external tap and lighting.  The rear garden has a gravelled area with steps leading to the main garden area which has a block paved footpath down one side, two lawn areas (partly separated by a rockery), various inset shrubs and trees.

 

How to get there – from Ironbridge proceed up Madeley Road and turn sharp left into Belmont Road; proceed up the hill and this in turn becomes Hodge Bower where the property is on the right hand side indicated by a Nick Tart for sale board.
