SITUATION Surrounded by beautiful, unspoilt countryside, 2 Hellings Cottages is between the village of Bathealton and hamlet of Waterrow, in an excellent location, close to the Brendon Hills, Exmoor National Park and the Quantock Hills. The nearby town of Wiveliscombe is 3 miles away and offers a wide range of shops and facilities, including schooling, butcher's, post office and brewery.
 
Wellington is within 7.5 miles and offers supermarkets, health centre, a range of independent shops and Wellington School, whilst the county town of Taunton provides a more extensive range of amenities associated with a County Town.
 
The M5 is easily accessible at Wellington, Taunton and Tiverton, providing great links to Cornwall to the south and Bristol and London to the north and east. There are regular rail services to London Paddington from Taunton and Tiverton, and Exeter International Airport provides a number of domestic and international flights. DESCRIPTION 2 Hellings Cottages is a semi detached property built in 1947 as an agricultural worker's dwelling. The property was extended and refurbished by the vendors 18 years ago and now comes to the market with no onward chain, for the first time in almost 30 years. Standing in a commanding and elevated position, enjoying panoramic views over the surrounding rolling countryside, towards a historic Iron Age hillfort. The property provides fantastic family accommodation, including four large double bedrooms and double glazed windows throughout. The gardens are to the front and rear, with a range of outbuildings, including stabling, kennels and wood store, and two paddocks gently sloping to the south with separate road access. ACCOMMODATION The views across the gardens and the surrounding accommodation can be enjoyed throughout the accommodation. On the ground floor the front door leads through to the entrance hall, with tiled floor, which provides access to all of the rooms and staircase leading to the first floor.
 
The kitchen/breakfast room has an extensive range of cream wall and base units and granite work surface over, including Neff hob and double oven, integrated dishwasher and double sink. The sitting room and dining room both have woodburners and large windows taking full advantage of far reaching views. There is also a study with back door leading through the porch to the garden.
 
The service rooms are very useful and include a ground floor shower room and utility/boot room, with a continuation of the tiled floor in the entrance hall, further range of units and space for laundry appliances.
 
On the first floor there are four large double bedrooms, two of the bedrooms include the original tiled fireplaces with open grates. The family bathroom is fitted with a comprehensive suite, including low level WC, wash hand basin and bath with tiled surround. GARDENS AND GROUNDS The property is approached off a country lane along an initial shaved gravelled drive leading to a parking and turning area, with a gravelled track leading along the west boundary to the top paddock.
 
There are two separate gardens to the front and rear of the property, both laid to lawn, enclosed by fencing.
 
The paddocks are gently sloping to the south, with a hedge border along the lane boundary and enclosed by post and wire fencing. There is also separate road access. OUTBUILDINGS Include a 36' X 15' stables/workshop with concrete floor and two stable doors. Six kennels with runs to front, log shed and chicken house. SERVICES Mains electricity. Private water supply (spring shared with neighbour and private borehole). Private shared drainage. Oil fired central heating. After approximately 2.5 miles and at the S bend with Langford Budville turn left and pass through the village taking the next right then right again signposted Wiveliscombe. After approximately 2 miles at Springrove Cross turn left towards Bathealton and take the second right, signposted Waterrow and Venn Cross. Continue along the lane up the hill for approximately 1 mile and turn right at crossroads signposted Wiveliscombe 3 miles.
