Built in approximately 1900, this late Victorian town house has been comprehensively restored by the current owners. It has been tastefully modernised throughout, retaining a wealth of original features which give it so much character.

The property is set back from the road by a small, walled garden entered by a wrought iron gate, leading to a wooden front door. The large, light hallway has tall, wooden storage cupboards along the right hand wall with original parquet flooring and high ceilings adding to the sense of space.

A large single glazed and wood framed bay window to the front aspect floods the generously proportioned sitting room with light, the stripped wooden floorboards, high ceiling and large decorative fireplace helping create an impressive reception room, befitting of such a landmark property.

The kitchen and dining area has been designed with family dining and entertaining in mind. A range of fitted kitchen units, topped with granite work surfaces make both a practical and attractive space flowing nicely into the open dining area to the rear of the house. There's also a handy guest cloakroom behind the kitchen.

The dining area has been created by a brick and double glazed glass conservatory with glass roof and is centrally heated. Double doors open out to the paved courtyard at the rear.

From the hallway, a smart, oak, turned staircase leads to the first floor accommodation where there are two bedrooms and a family bathroom. The Master Bedroom at the front of the house is similar in size to the sitting room below and also has stripped wooden floors and an original decorative fireplace. A large single glazed bay window with stained glass feature panels overlooks the front of the property. There is a smart en-suite shower room off the master bedroom with a shower cubicle, wash hand basin and WC.

A second bedroom is also at the front of the property with single glazed sash window. The first floor also has the family bathroom which is fitted with a modern white suite comprising Jacuzzi bath with shower attachment, WC and wash hand basin set into a granite surface. Cleverly, the owners have also plumbed in the washing machine and tumble drier, exactly the spot in which you should find your laundry!

From the first floor, the turned staircase continues to the second floor where there are two further bedrooms, both with conservation sky lights and wonderful views over Eccleshall and further afield.

To the rear of the property is a paved courtyard, walled to both sides, which opens out to a lawned area and onto the double open bay garage with single enclosed garage. The space over the garage has been fitted with boards and has an electrical supply. A private, gated and gravelled driveway leads from Small Lane to the rear of the property.
