Double Garage ? Workshop THE PROPERTY This Grade II Listed house is one of a pair designed and built in 1906 by Allen Foxley, one of the original architects of the Garden City, for his own occupation with the second of this pair of semis being for his father. Originally there was a door linking the two houses and, although now blocked in, this can still be seen in the entrance hall. The property retains many of the original features which give early Garden City homes their unique character. The hall and kitchen retain their quarry tile floors and there are original fireplaces in the drawing room and two of the bedrooms. The house has been sympathetically extended to provide spacious and versatile ground floor accommodation. This would lend itself to providing a 'granny annexe' if required. THE OUTSIDE The house sits in an outstanding plot of over a third of an acre and measuring about 200' by 85' (61.13m x 26.0m). The house stands behind an interesting front garden, screened by a mature hedge and laid to lawn with paved areas, herbaceous beds and ornamental shrubs and trees. The tarmac driveway provides good OFF-STREET PARKING and leads to the detached Double Garage, which has twin electrically operated roller doors, and the adjoining Workshop.

The splendid rear garden is laid to extensive lawns with brick paved patios, well stocked herbaceous beds and borders and numerous ornamental shrubs and specimen trees, including silver birch, holly and conifers. The whole backs on to Norton Common with a private gate giving access to its 63 acres of open space, ideal for dog walking and providing an attractive route to walk into town. THE LOCATION Situated at the northern end of Norton Way North, the property is only three-quarters of a mile from the town's mainline railway station and town centre. Letchworth Garden City is on the Cambridge to London Kings Cross train line with the fastest service to London Kings Cross taking just 27 minutes and Cambridge 28 minutes away in the other direction. Junction 9 on the A1(M) is only 2.2 miles away by car.

Designed in the early 20th Century to combine the benefits of town and country, Letchworth Garden City was the world?s first example of this concept and succeeds to this day in achieving its aim. The town provides excellent schools, shops and leisure facilities. ARCHITECTURE The site of the pair of semi detached houses of which No 3 is one abuts Norton Common and the view over the Common and the country beyond suggested making as many rooms as possible face to the west. The many windows on the west facing elevation attest to this; the pilaster treatment was thought necessary to provide the required strength to the wall. Necessity, therefore, governed the whole design and the result is particularly pleasing. The plinth and pilasters are of purple Hemel Hempstead brick; the rest of the walling is built of Fletton brick, roughcast, and coloured a pale cream. Even from the outset, the two houses differed somewhat in plan. No 3 was originally designed to house a collection of old English oak furniture; the walls were hung with grey-brown canvas panels with simple wood framing and the floor above is carried on unwrought oak beams.
