This stunning home provides a wealth of family living space in a wonderful position close by Southport town centre and set alongside fashionable and historic Lord Street. The property dates to 1818 and offers an inviting display of architectural details typical in a home from this period. The exquisite formal living spaces expand to over 2100 Sq Ft to include reception hallway, downstairs cloaks/wc, lounge, dining room, a large dining kitchen, study, utility room, four excellent bedrooms and a family bathroom. Externally the property is garden fronted, with ample driveway parking and has an enclosed and private central courtyard. The property is also gas centrally heated and has double glazing

The current ‘custodians’ of the property have, as would be expected, crafted and decorated the house to suit their family needs, and have renovated and retained many of the homes original features. The elegant internal spaces are complemented by the welcoming reception hallway which flows effortlessly through to the main lounge with its attractive feature fireplace and sweeping bay window. The adjacent dining room creates a perfect venue for entertaining in style and is just ideal for large family get togethers. The large breakfast kitchen is a chef’s delight with a comprehensive range of wall and base units and ample workspace, a great room to cook, eat and relax! This most practical kitchen includes a shelved pantry and has ample room for dining, the red Aga is included and there is space for a dishwasher and a fridge freezer, there is complementary tiling to the walls (with hand painted designs from Cesar Manrique) and the look is complete with quarry tiling to the floor. The homes downstairs living areas are completed with a large utility room with plumbing, a good sized home office and a handy cloaks/wc.

The first floor private spaces include four bedrooms and a family bathroom. The master bedroom has front facing aspects with delightful views over the Lord street gardens, the room affords a range of fitted bedroom furniture and is a lovely light and bright space due to the two big feature windows. The three further bedrooms are all of a good size and are ideal children’s or guests bedrooms. The family bathroom provides a quality four piece suite finished in white, comprising low flush wc, pedestal wash hand basin, a paneled bath and a walk in shower unit, the quality finish is complete with hand painted tiles, commissioned from a local artist and decorated on a seaside theme. Externally the property has a walled front garden and driveway parking for two cars. There is also a delightful central courtyard which is totally enclosed and private.

Wellington Terrace was built in 1818 for holiday letting when Southport was starting to be developed as a sea bathing resort. The terrace was constructed as a ‘frontage’ to some existing fishermens’ cottages which are believed to date back to around 1740. Wellington terrace is mentioned as being ‘particularly handsome’ in Longman’s Guide to Sea Bathing’ published in 1820. At that time the sea came up close to the dunes on which the terrace was built. The houses in Wellington Terrace are now believed to be the oldest domestic properties on Lord Street and are Grade Two listed. As the terrace approaches its bi-centenary it is fascinating to see how each of the dwellings (numbered 6 to 20) has evolved in its own individual way. Although the houses look like identical small cottages from the front, a look inside reveals surprisingly large, elegant and spacious Georgian styled family homes with unique characteristics. This is certainly true of Number 8.

The property is but a stones throw from Southport’s main shopping parade with its many shops, cafes and trendy wine bars. Public transport is on hand, with the train station within walking distance, giving access to other major North West towns, cities and commercial centres.
