" Rose Cottage is a spacious Grade II Listed period home situated on a large plot in excess of 0.8 of an acre on the edge of this sought after village. The accommodation includes a small entrance hall with a staircase rising to the first floor, large sitting room with a stone fire place, wood burning stove, wood block floor and patio doors onto the garden, two further reception rooms, a dual aspect breakfast area with steps down to the kitchen which is fitted with a range of base and wall units, ample work tops, Hotpoint oven, De Dietrich hob, cooker extractor, plumbing for a dishwasher and a door leading to the garden. There is a useful utility with plumbing for a washing machine and space for a fridge freezer, a rear hallway and ground floor cloakroom.

Situation
Aynho, which is situated south east of Banbury on the B4100 in the South Northamptonshire countryside, is often referred to locally as the Apricot village, as the cottagers used to have to pay the lord of the manor a toll in this fruit. The village is made up predominantly of period stone properties together with a limited number of more recent homes and has a good community spirit. Aynho offers The Cartwright Hotel, the Church of St Michael and a village hall. It is conveniently situated for access to the towns of Banbury and Bicester, both of which offer a comprehensive range of facilities. The renowned 'Bicester Village designer outlet is situated on the edge of Bicester. Whilst Soho Farmhouse is approximately 10.5 miles distant.

There is also a good selection of private schools locally to include; Winchester House, Bloxham School, Tudor Hall and Beechborough.   Access to the M40 motorway can be gained at junction 10 (Ardley), There is also an excellent mainline train service (London Marylebone & Birmingham) from both Banbury & Bicester.
