- EPC E The Property Before you have a guided tour let's just look at the main expenditure that may face you in other properties. Here the kitchen and bathroom have been re-fitted, UPVC double glazed windows and doors fitted, new carpets and flooring throughout, new fuse board fitted and complete re-decoration throughout! Just move your furniture in..... well you have to pay for it first!

Its the little touches that make your home, home and as soon as you knock on the front door you will see what quality fittings are present, with the newly fitted UPVC double-glazed windows and the new front door to welcome you in. From the entrance hall the accommodation is on either side, on your left is the lounge. With a window to the front and the French doors opening to the rear garden the light floods through the room, making it a fresh and airy space. The modern decoration and the newly laid, engineered wood flooring set the theme that is present throughout the house! There is a free standing, electric stove as a focal point, which could remain if the right offer were received. On the opposite side of the hall is the dining room. When the kitchen were re-fitted the current owners decided they would take the opportunity to go back to basics in this room too! So it has been completely re-skimmed and re-decorated, again giving a really modern finish. With the bay window to the front and the open archway to the kitchen, it flows really well and is a great family space!

The kitchen is really the 'wow room' of the house. Fitted in 2016 with modern cream wall and base units, with soft close doors, wood worktops and curved corner units it is very impressive. Being open to the dining room and with the window to the side, together with the colour of the units, it gives a really light, clean feel. There is a fitted breakfast bar area with storage under, with an integrated electric double oven, ceramic hob, canopy hood, stainless steel sink, 450 dishwasher and plumbing for the washing machine. The room is lit by fitted down lighting and the black tiled splash backs really compliment the cream units. There is a useful under stair storage cupboard off the kitchen, ideal to tuck the ironing board out of the way! At the rear, accessed off the kitchen is the rear entrance hall, with a door to the rear garden and a walk in store cupboard. To your right there is a separate W.C, re-fitted in 2013 perfect for when outside in the garden to save running upstairs! It also houses the Worcester boiler. Within almost touching distance of the back door is the detached store shed/utility room that that is currently used for the fridge freezer and additional storage.

The first floor accommodation is again beautifully presented and maintained. With three doubles bedrooms, the two largest rooms are to the front of the house and enjoy views across the town. The main room has two fitted wardrobes and also a window to the rear so you can watch the lambs playing in the field! The third bedroom, also a double is at the rear of the house and again has a window overlooking the fields. The bathroom, which was re-fitted in 2014 offers a superb, modern white suite, with fully tiled walls. There is a bath and shower over, W.C and wash basin, with a stainless steel heated towel rail and fitted extractor fan. Just off the landing is a fitted linen cupboard, just to the side of the door into the bathroom.

A really well presented, modern, three bedroom family home.... there really isn't anything that needs doing. So it you want a property that offers that, this is it! Outside From the front you enter the grounds through an iron gate with a paved and gravelled front garden, with the lawn at the back it is ideal as it is low maintenance at the front. A paved path flanks the house with a flowering bed to the side. With the children playing in the back garden, security is always on any parents mind, so a second gate gives access to the rear garden. The paved path continues to the rear of the house and in turn makes a large paved patio which is accessed off the lounge, making an ideal, private outside dining space. The garden offers two main areas, the first is the lawn, very gently sloping and with mature hedgerow boundaries it is a perfect place for the children to play. To the side of the lawn is a really impressive summer house/garden shed. Connected with power and lighting this could make a fantastic home office or workshop. It is sub-divided into two, with a storage shed to the side and the main part is currently used for additional storage space. With raised decking at the front providing a second seating area which is also accessed off the patio. Perfect for a summer's BBQ...... as long as we get some sunshine! Located at the rear of the house is a detached store shed, connected to power and lighting this is currently being used as the utility room. The current owners have considered structural works to make it part of the main house but with it only being a step away from the back door it didn't seen to be worth the expenditure at the time!

A great garden for the family, with play areas for the children, seating areas and storage space for the grown ups!
