" INTRODUCTION If open views, garden and low maintenance accommodation are the features you require then this modern two bedroomed apartment is for you. Located to the ground floor of this popular development, the property is within easy reach of the village amenities 

ACCOMMODATION Approaching the property via the shared grounds and communal front door with security intercom, the flat has a private front door leading to the entrance hallway. Having a large useful coats cupboard and a storage heater and the intercom phone.

The lounge/diner has space for both a lounge suite and dining table. Wood framed double glazed windows face the side and rear and french doors lead to the patio. Views to the rear are across the Lyth Valley towards Whitbarrow Scar. There are two storage heaters, telephone and television points. Double doors lead to the kitchen.

The modern kitchen offers clean lines with white high gloss base and wall units with wood block style worktops and contemporary tiling. There is an integrated halogen hob with electric oven (unused) under and cooker hood. Plumbing for a washing machine is provided and space for a fridge/freezer, there is a one and a half bowl sink with drainer. The wood framed double glazed window faces the rear and has views to Whitbarrow Scar.

The good sized master bedroom has an electric storage heater and two double wardrobes to stay. A wood framed double glazed window faces the side with outlook over the garden. The second, single bedroom has a wood framed double glazed window overlooking the communal grounds and an electric panel heater.

As with the kitchen, the current vendor has updated the bathroom and it now offers a contemporary white three piece suite comprising wc, pedestal wash hand basin and bath with both a mixer attachment and electric shower over. Stylish mosaic tiling and a built in airing cupboard with cylinder and shelving, extractor and wall mounted fan heater.

LOCATION The semi rural village of Levens is well placed for access to J36 at the M6 motorway being only a few miles away. The village has a primary school, shop, church and community centre. The market town and amenities of Milnthorpe are a short drive away, as is Kendal, known as the Gateway to the Lakes.

The mainline train station is located at either Oxenholme or Lancaster which services Glasgow and Euston (London). Grange over Sands, Ulverston and Barrow can also be reached further along the A590  

DIRECTIONS Proceed from Kendal along the Milnthorpe Road onto the A591 southbound. Passing Sizergh Barn on the left take the next slip road off, following signs for Milnthorpe and Grange-Over-Sands. Continue along the A590 following the signs for Grange and take the first right turn to Levens. Continue past the pub towards the centre of the village, taking the left hand turn onto Hutton Lane, Beathwaite Gardens is located to the left hand side with the property in the bottom right hand corner
