On the ground floor, the sunny double aspect family room overlooks, and has access to, the landscaped rear garden via French doors. A cosy study provides the ideal ?working from home space?. Additionally there is a good-sized cloakroom and a courtesy door from the entrance hall allows access to the double garage with electric doors, light and power. From the entrance hall, stairs lead down to the lower ground floor where the family spend the majority of their time relaxing and entertaining. The dining room, with its large box bay window, is a good size and has been recently redecorated to include underfloor heating. It leads on one side to the formal sitting room and, on the other, to the kitchen/breakfast room.
The kitchen/breakfast room has just been refitted and redecorated by the current owners. It has underfloor heating and a comprehensive range of modern white-fronted base units with a combination of drawers and cupboards. It also has a run of Earthstone worktop with inset sink and a large seven-ring gas hob/electric oven range with extractor. Matching eye-level
units provide extra storage and the kitchen is fully equipped with built-in microwave oven, dishwasher and Miele fridge and freezer. A large breakfast bar area allows ample seating for casual family meals. A door leads from here to the utility room with space and plumbing for washing machine and space for tumble dryer. Cupboards provide additional storage space and a door allows access to the side patio which is a real suntrap.
The well-proportioned double aspect sitting room is the ?heart? of this floor with a feature modern cassette-type multi-fuel fire with contemporary stone surround. Once again French doors overlook the rear garden and ornamental fish pond.

The first floor accommodation boasts a particularly good-sized master bedroom with a comprehensive range of built-in wardrobes with hanging rails and shelving and a delightful wind ow seat. The large en-suite bathroom has been newly fitted and comprises a large bath, independent power shower and close-coupled WC with concealed flush. The wash hand basin inset into vanity units provides storage.
The hallway is spacious with a seating area and a large airing cupboard. There are two further bedrooms to the front of the property, both are a good size and both fitted with wardrobes with hanging rails and shelving. These two bedrooms share a newly refitted bathroom with a white suite with shower over bath, close coupled WC with concealed cistern, and wash hand basin inset into vanity units providing storage.

The top floor has two further bedrooms with built-in wardrobes, both doubles, and each with en-suite shower rooms.

Red Tiles is set well back from the road behind wooden gates. Ample parking is provided on the large driveway which is surrounded by mature flower beds with trees and shrubs.
The private rear garden is a delightful feature having several different aspects and offering different outlooks from each of them. Leading from the family room there is a good-sized sunny patio with steps leading up to a raised decking area with pretty summerhouse from where there are far reaching views across fields to the side and an attractive view back to the
house. A further set of steps leads from the formal sitting room to one side of the ornamental pond with its waterfall up to the garden. To the side of the house is another patio area which leads from the kitchen/breakfast room and utility room; a pathway leads to the front of the property.
The property and its garden are particularly secluded from neighbours, so whilst being close to Beaconsfield New Town, there is complete privacy.
Red Tiles is a spacious open-plan home with much natural light and is situated in one of Beaconsfield?s prime roads with easy access to the station. Walking from here to Beaconsfield station is a brisk 13 minute walk with the same to good local restaurants and shops.
