" A delightful end terrace home with a wonderful south-facing garden and garage on the desirable St. Augustine`s development in Chartham. The property enjoys a prime position on the development, with the excellent local shop and post office just down the road. It is a very established development, with an abundance of green spaces to enjoy and countryside walks with stunning views on your doorstep.

The property has had just the one owner since it was built in 2002 and has a warm and homely feel to it. It is set back from the pavement, with mature shrubs and trees to the front giving it plenty of privacy. The front door opens into an entrance hallway, with a doorway to the left opening into a kitchen and a downstairs WC to your right. The kitchen is fitted with a range of good-quality wooden units with brushed silver handles and there is an integrated oven with a gas hob. There is space for a freestanding fridgefreezer and a washing machine.

At the end of the hallway, there is a large storage cupboard underneath the stairs and a door to the left opening into a large l-shaped loungediner with french doors opening to the rear garden. As the back of the property and garden are south-facing, sunlight pours into this room making it a wonderful sunny room to relax in.

Upstairs, there are three bedrooms and a family bathroom. The main bedroom is a bright room, to the back of the property overlooking the garden and is a generous double with built-in wardrobes. There are two further bedrooms to the front of the property, one of which has a cupboard housing a combi boiler which the current owners upgraded last year.

OUTSIDE:

The property has a very attractive rear garden which has been landscaped. It is mainly laid to lawn, with a patio area for alfresco dining in the summer months and there are raised borders which display a variety of trees, shrubs and potted plants.

At the end of the garden, there is a large garden shed which has power running to it and there is a gate leading out to the parking area where you will find a garage. The garage has power, electricity and electric roller doors. There is then parking to the front of the garage.

LOCATION:

Chartham is a wonderful village located along the A28 commuter route between Canterbury and Ashford. Safe and peaceful, the St. Augustine`s development is ideal for families and those wanting to be part of a friendly and neighbourly community. There is plenty to do as there is a local kids football team, cricket at the Pavilion, plenty of countryside and woodland walks around and an excellent local primary school and nursery. There is an excellent convenience shop with a post office within walking distance as well as a couple of great pubs. There is a bus stop very close by where you can catch regular buses into both Canterbury and Ashford and the mainline train station in the village has a regular service into London.
