This substantial five bedroom Arts and Crafts style Grade II* detached house (4,319 sq ft or 401.2 sq m) was built in 1923 and comes complete with an annexe and is situated in beautiful grounds of approximately 2.3 acres (0.93 hectares)

Situated in one of the most prestigious roads in a residential area of special character in Chipstead and set at the end of a long, sweeping drive is this substantial and charming detached character residence. The property was designed by G. Blaire Imrie and T. G. Angell who were renowned architects of the Arts and Craft movement and in particular individual house designs which have a resilient architectural history.

A beautiful front door opens onto the imposing reception hallway with a feature staircase and lift to the first floor. The accommodation on the ground floor comprises four principal reception rooms, including a later snooker room extension. There is a kitchen which includes utility/pantry areas which would provide the opportunity to create a sizeable open plan kitchen/family room. There is also a downstairs cloakroom.

Stairs rise to the first floor landing with five bedrooms, bathroom and wet room. There are two further rooms attached to bedroom two which would provide the potential and opportunity to be converted into an en suite. In our opinion, there is also the scope to create a sixth bedroom from three rooms at the end of the corridor. There is also the potential to create further accommodation in the loft space which has already been partially renovated into a large room and is accessed via a loft hatch in bedroom two.

Annexe
Attached to the main house, the annexe includes a kitchen, lounge, shower and two double bedrooms to the first floor.

Outside
The house is set on the top of a long driveway which opens onto a gravel forecourt. The landscaped grounds measure approximately 2.3 acres (0.93 hectares) and includes a covered swimming pool. The grounds are well established and secluded by mature hedgerow. There is also a garage.

Location
Walpole Avenue is one of Chipsteadโ€˜s finest roads adjoining Chipstead Golf Club and yet despite this semi-rural position the house is a commutersโ€˜ haven as Coulsdon South mainline and Chipstead stations are within 1.5 miles providing routes to London Bridge, Victoria, Gatwick and the south coast and also Chipstead rail Station. Chipstead is surrounded by open countryside providing good riding and walks, including Chipstead Meads, Starrock Green and Vincents Green. In terms of road communications the nearby A23 leads to the M25 (junction 7) and into London whilst, for the frequent traveller, Gatwick Airport is approximately 14 miles to the south. The village is a vibrant location with active sports clubs, including rugby, golf, tennis and football. It is also the home of the Chipstead Players, whose home is the recently renamed Courtyard Theatre. The nearby towns of Reigate and Banstead also provide a comprehensive range of shops, boutiques, cafes and restaurants , including Waitrose and Marks & Spencer.
