A lovely well maintained and furnished first floor apartment with one double bedroom, open plan lounge/kitchen/dining room, electric heating, allocated parking for one and better still....easy access to the town centre.

THE ACCOMMODATION Covered staircase leading to:-
FIRST FLOOR
INNER HALL: with cupboard.
OPEN PLAN LOUNGE/DINING/KITCHEN: an attractive and well furnished room with television point and door to balcony. Ample windows, so light and airy. The kitchen is fitted with a range of base and wall units and includes an electric oven and hob, fridge and washing machine.
BEDROOM ONE (double)
BATHROOM: with bath and shower over, wash basin and WC EXTERNALLY There is allocated parking for one car and a balcony area. FACILITIES Heating is by way of electric storage heaters. DIRECTIONS From the Main Street proceed into Crown Street. Turn left into New Street and then turn left into The Fallows. THE RENT The rent is paid on a calendar monthly basis, in advance, and excludes all charges for Services, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to six weeks rent. This will be returned at the end of the tenancy providing there is no damage, the Inventory is correct and there are no rent arrears. COUNCIL TAX We have been advised by Allerdale Borough Council (01900 702530) that this property is placed in Tax Band A. RESTRICTIONS At the landlords request no pets or smokers. THE TENANCY The property is offered on an Assured Shorthold Tenancy. Unless otherwise stated or agreed, it will be for an initial six months fixed term.
Should a short-term let be agreed (i.e less than six months) with the landlord, an administration fee of ?125.00 plus VAT will be payable to Grisdales.
It is recommended that you seek independent advice upon all aspects of tenancy. CONTENTS INSURANCE It is a condition of the tenancy that you obtain contents insurance for your possessions throughout the duration of your occupation of the property. You will need to provide Grisdales with proof of this insurance before you move into the property. APPLICATIONS Applications for the tenancy are to be made to Grisdales.
