" A LOVELY LITTLE GEM JUST OFF THE TOWN CENTRE! Although small on the ground floor, this lovely cottage offers two bedrooms and a well fitted bathroom at first floor level. There is electric heating, an attractive open plan room on the ground floor with a well fitted cream kitchen and the appliances that you will need. Parking is available subject to a Residents Parking Permit. This property is available, unfurnished, from early December and it will certainly make you a lovely little pad!

THE ACCOMMODATION Entrance door leading into:-
OPEN PLAN LOUNGE / KITCHEN: with wall mounted electric fire and television point and laminate floor. The kitchen is fitted with cream gloss units incorporating fridge/freezer, washing machine, electric oven and hob.

BEDROOM ONE (double): laminate floor
BEDROOM TWO (single): laminate floor
BATHROOM: with bath, shower, wash basin and WC EXTERNALLY Parking is available on a Local Authority car park subject to obtaining a Residents Parking Permit from Allerdale Borough Council. DIRECTIONS From Main Street, proceed towards Wordsworth House and at the roundabout turn left at Sullart Street and the property can be found on the left hand side just before the archway. FACILITIES Heating is by way of electric heating. THE RENT The rent is paid on a calendar monthly basis, in advance, and excludes all charges for Services, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to six weeks rent. This will be returned at the end of the tenancy providing there is no damage, the Inventory is correct and there are no rent arrears. COUNCIL TAX We have been advised by Allerdale Borough Council (01900 702530) that this property is placed in Tax Band A. RESTRICTIONS At the landlords request no pets or smokers.
Tenants claiming Housing Benefit will not be permitted by the landlord.
