" What strikes you about this flat is its sheer size and its location. It sits between Bournemouth and Poole, backing onto woodland that borders Bournemouth Gardens and with mature shrubs and trees to the sides and front of the block, this is peace. And peace of mind too with a share of the freehold.

The flat owners have bought the freehold. There is of course no ground rent to pay and the block is very well managed with the maintenance charge including water, sewerage, buildings insurance and a contribution to the sinking fund, which has a significant balance, plus works have just been completed to the roof of the block, in the form of a protective solar reflective coat being applied.

Bearing in mind the tranquility of the location you are only 15 minutes?to Bournemouth Town Centre, made even more enjoyable if you walk through Bournemouth Gardens. And 20 minutes to the award winning beaches. New to the area? Bournemouth has a mix of high street stores and individual independent shops with all manner of eateries and coffee shops. Within one hundred yards of each other you can grab fish n chips at Harry Ramsdens or fine dine at the Westbeach fish restaurant, both on the edge of the beach. You can walk along the beach or the promenade to the famous Sandbanks beaches and take the chain ferry to Studland and the Purbeck Hills, which help create the microclimate the area is famous for.

Work? Within 1/2 mile you are on the Wessex Way with at least dual carriageway to the New Forest and Southampton where motorway routes lead you to London and most of the UK. Or Bournemouth Railway Station, which is a couple of miles away has direct services to London and Manchester. Bournemouth International Airport is 3 miles away.

The flat itself? The immediate impression is its size and the large plot of land the block has so that there is room for impressive gardens, individual garages and visitor parking. One thing I noticed was the amount of storage the flat has, but that is my tidy mind. Both the bedrooms are big with fitted wardrobes and the main bedroom has an ensuite bathroom. The living room/dining area is almost 8 metres long and there is access to the south facing balcony from both the living room and the main bedroom. Sitting on the balcony you can see the magnificent St Johns Church and the equally stunning ornamental Cherry tree in the gardens. Sit out for a cup of tea or something stronger and you will not bore of the view.

The kitchen was completed refurbished 4 years ago and you will see the Bosch hob and oven and the Ferroli combi boiler, which has been serviced each year since installed in 2011. And from the kitchen and 2nd bedroom windows you look out onto the woodlands bordering Bournemouth Gardens.
