" The property is a semi-detached character cottage probably dating from the 1880's, occupying an intriguing yet convenient location, approached via a footpath behind the established building line. The cottage has an excellent sitting room and retains many features of a character cottage with the original open fireplace and woodblock floor. A separate dining room leads through to a conservatory. There is a fitted kitchen with range cooker, Belfast sink and fitted breakfast bar. On the first floor there are three large bedrooms and a bathroom with corner bath & shower over. The property is near to the water meadows and the River Wey with narrow boats and the picturesque Farncombe Boat House.

Situation
Occupying a convenient and tucked away location, set well back from the main Guildford/Godalming road, approached via a footpath, serving a small cluster of cottages within a short distance of the River Wey with long attractive walks along the tow paths. Farncombe is within half a mile, providing a good selection of locals shops, together with a mainline station (Waterloo 42 mins), whilst Godalming High Street is within 0.75 of a mile with its excellent selection of specialist shops, restaurants and cafes, together with an alternative mainline station serving Waterloo (46 mins) and a choice of either Sainsbury's or Waitrose supermarkets. The property is on the Guildford side of Godalming, with the County Town being about 3.5 miles away.
