Description

277 Hills Road is a detached Edwardian property which has retained many period features throughout such as panelled doors, deep skirting, and cornicing.

The house is approached behind a mature privet hedge into a wide and deep driveway with parking for several cars. A large wooden gate to the side of the house fences off the front and gives access to the back garden.

The property is entered through a mullioned arched porch with a panelled front door opening in to a tiled vestibule with a large utility boot room to the side. Another door opens into the main hallway. To the right is a large drawing room with a double glazed bay window to the front, wooden engineered Oak floors and a Bodart & Gonay wood burning stove.

Beyond is a further generously sized drawing room with bay windows and French doors leading out to the rear garden again with engineered wood floors. A dual aspect morning room leads through to the kitchen breakfast room with extensive wall and floor mounted units, wood worksurfaces, American fridge freezer, gas fired Aga oven, separate double oven with grill and combi microwave. From here there are views of the rear garden and access out on to a paved terrace through French doors. There is also access to the left hand side of the kitchen. A cloakroom completes the ground floor accommodation.

A wide well lit staircase with a large picture window leads upstairs to four principle bedrooms. There is a family bathroom with large walk in shower and twin sinks by Armitage Shanks. A further storage room at the end of the landing could also be used as a bedroom.

On the top floor there are two further bedrooms, shower room and secondary kitchen space which could be used for guests, lodgers or au pairs.

Outside, the gardens are laid mainly to lawn with wide and deep beds around the terrace, a number of mature trees, a large garden shed and a former garage.

Hills Road is situated in a prime city location, with wonderful access into the city centre and to Addenbrooke s Hospital and Biomedical Campus 0.5 miles away .

For schooling, Hills Road is in catchment for Morley Memorial Primary School and Coleridge Community College. The city also has a wide array of independent schools available for all ages, including The Perse 0.1 miles away and many others including the Stephen Perse Foundation and The Leys. There are also Hills Road and Long Road sixth form colleges available for college students, 0.6 and 0.5 miles away respectively.

For the commuter, Cambridge railway station is 1.1 miles away and provides regular services into London Kings Cross and Liverpool Street, and Stansted Airport. Cambridge is well situated for the M11 with access to the south to the M25 and to the A14 and A1 to the north.

Cambridge Leisure Park is located just 0.7 miles away, with a great variety of restaurants, supermarkets and leisure activities including a cinema, bowling alley and arcade, as well as Cambridge Junction, a live music venue. For more shopping facilities there is the Grand Arcade and Grafton Centre shopping centres in the centre with a variety of independent boutiques, restaurants and popular shops available.

For green spaces, Cambridge University Botanic Garden is 1.1 miles away and Grantchester Meadows 2.6 miles away.
