SITUATION
Cedar Close is a  popular residential area and within easy walking distance to the towns amenities. The property is conveniently situated for access out of the town via the A390 and A388 roads with the towns of Tavistock, Launceston, Liskeard and Saltash each roughly 10 miles distance, whilst the city of Plymouth is some 15 miles to the south being the major retail centre for the area together with mainline station and cross channel ferry  service.     There are good schools in the town with the Callington Community College having received excellent Ofsted reports, there are also various leisure
activities within the town featuring cricket and bowling clubs and the St. Mellion golf and country club is some 3 miles south of the town.

DESCRIPTION
From the private parking area a pedestrian path leads across the front of a small terrace with paved path to the dwelling.    Canopy Entrance Porch with part glazed door to the Hall with staircase off having cupboard under.    Laminate wood effect flooring throughout the ground floor.    Kitchen with fitted floor and wall units, inset stainless steel sink, cooker space with electric point, space and plumbing for washing machine, etc.    Lounge/Diner with feature fireplace having fitted electric fire in addition to electric panel heater, window and half glazed door to the rear garden.   

From the Landing there is a hatch to the roof space and all first floor rooms lead directly off.   The Front Bedroom has built-in shelved airing cupboard having factory lagged cylinder with immersion heater.   Built-in double wardrobe, electric panel heater and two windows to the front.  The Rear Bedroom has electric panel heater and window to the rear with open outlook.   The Bathroom has a three piece suite with bath having twin hand grips and electric shower over with fitted shower curtain.   Pull switch light and extractor fan.

OUTSIDE
The property has its own allocated parking space. The front garden comprises various shrubs either side of the entrance path, whilst at the rear there is a totally enclosed garden with paved area adjoining the dwelling having a small lawn, shrubs to the rear and corner timber Shed.
