"Glenlea" is a detached Victorian property which sits close to the centre of Clarkston. It was formerly a nursing home with a two story extension to the rear. It is currently being used as a family home, but could easily be converted
to a commercial property, or letting apartments (subject to relevant licences).

The property has four teen main apartments formed over two levels. You have seven bedrooms, many of which are in the rear extension and could without difficulty be let out independently from the main property or used as a very substantial self contained 'granny' flat.

The main entrance is into the reception hallway. Off the hallway you will find an impressive formal lounge with attractive original features with fireplaces, display alcoves and attractive wooden finishes. You then have a sitting room
which is a spacious apartment with fireplace which then leads through into an impressive dining kitchen with is a sun lounge sitting to the front of that accessing out to the front gardens. The kitchen has a wide range of wall and base storage units with a Range oven with chimney hood above. You then have the study. Also in the hallway is a lift allowing access to the upper level and the main staircase. Finally, in the extended area of the property you have
a second kitchen, bathroom, cloak room wc, storage cupboard, dining room, sitting room and impressive conservatory.

On the upper level you then have seven bedrooms, five of which have toilets/wc's. You then have two bathrooms both of which have white suites and are finished with ceramic splash-back wall and floor tiles.

The property specification includes gas central heating, double glazing, security alarm system,
hard wired smoke alarm system and externally Glenlea sits in its own gardens.

To the front of the property is a large parking area and a driveway then leads down the side of the property where you will find a large detached garage. The rear gardens are fully enclosed and surrounded by mature trees and
hedgerows allowing the rear gardens a high degree of privacy. Just at the rear of the property you have a beautiful patio area which has been set out like a courtyard with raised beds and many attractive flowering plants and shrubs. Glenlea is in walking distance of Clarkston's amenities with a wide range of
shops, delicatessen's and a restaurant. There is a railway station within walking distance and many bus stops outside the property. In the area of Clarkston you also have excellent primary and secondary schools which certainly add to the desirability of this area.
