" A remarkable grade II listed barn conversion with a wonderful feel. You are greeted at the entrance to the barn by an impressive double height glass facade with doors that lead through to the main living space. The entrance way is immediately flanked by an office to the right and a room which is at present given over to a playroom on the left. Straight ahead is the extensive sitting room, dining and kitchen area with vaulted ceiling and exposed oak beams which are light in tone giving a warm feel. The overall height of the ceiling gives a wonderful cubic square footage and lends itself to the feeling of space. The fittings throughout are bespoke and of high quality with hand crafted doors and window frames. There is a Clearview log burner which gives fantastic warmth as well as underfloor heating throughout. The kitchen is well appointed with ample storage, granite work tops, integrated appliances and space for a good sized American fridgefreezer. At the rear of the first floor is a room currently used as a bedroom which could easily be used as a secondary office if required. Downstairs are three further bedrooms with the master benefiting from En-Suite facilities and a dressing room as well as French Doors leading outside. There is also a family bathroom with bath and walk in shower along with a utility room.

Situation
Situated on the outskirts of the town, this property is convenient for Haslemere mainline station. Haslemere town is close by and provides a good variety of shopping and recreational facilities including a Waitrose supermarket and a mainline station with fast trains reaching London Waterloo in under an hour. The A3 London to Portsmouth Road provides access through the Hindhead tunnel to Guildford, London, Heathrow, Gatwick, the M25, and south to the coast. There is a fine selection of schools in the area including St Ives, St Edmunds, Highfield, Brookham, Amesbury and the Royal School (both junior and senior). Sporting facilities include golf at Liphook and West Surrey, racing at Goodwood and Fontwell, polo at Cowdray Park and sailing off the south coast at Chichester.

The garden at Upper Barn is comprised of private courtyard areas front and rear and a lawned area at the side. The rear courtyard is a particular sun trap and can be accessed directly from the sitting room via French Doors. The lawned garden offers good space for play and relaxing with more dappled sunlight projected through mature trees. There is an additional lower barn which would make a wonderful annexe (subject to planning) or home office and has in the past been used as a recording studio.
