" Description    This detached bungalow is situated in an elevated position in a cul-de-sac on the outskirts of the much sought after and picturesque village of Burwash. It offers spacious accommodation with the benefit of two double bedrooms, kitchen, living room, central hall, bathroom and separate WC, all benefiting from double glazing and an oil-fired central heating boiler installed in 2010.

Outside    The patio doors from the living room open onto a flag stone terrace and lawn surrounded by mature flowering shrubs. A rear garden gate leads on to the playing field, across which, the centre of the village can be accessed. The front garden with shrubs and well stocked borders is mainly laid to lawn with path to the front door and to one side there is a driveway sufficient for two vehicles and a garage with double doors. The garage provides a storage area suitable for garden equipment, whilst the rear area of the garage has been converted to provide a study area which could be reverted back to a full length garage, subject to all the necessary planning permissions/consents.

Situation    Enjoying a sought after location in a cul-de-sac of similar style properties, the property is located adjacent to the rear of Burwash recreation ground. The High Street of Burwash can be easily reached through a twitten/pathway at the top of Rother View and has a well stocked general store, a post office/newsagent, a long established butcher, florist, hairdressers and petrol station. Also in the High Street is a tea shop and two pubs, both with accommodation serving food 7 days a week. Facilities include a Church of England Primary School, Doctor's surgery with a large, free car park alongside. There is a village hall, sports hall and two churches.

.    Bateman's, the National Trust home of Rudyard Kipling, is on the outskirts of the village. The country town of Heathfield is approximately 7 miles to the west and provides a further range of retail outlets including a choice of two supermarkets and there is also a mainline rail station at nearby Etchingham providing good commuter services to London on the Charing Cross line. The inland spa town of Royal Tunbridge Wells is approximately 15 miles to the north.

Directions    From our office in Burwash High Street proceed easterly and take the first turning on the left hand side after the church into Shrub Lane. Take the first turning left into Rother View and proceed up the hill, turn left into the cul-de-sac where number 17 will be found on the right.
