SITUATION
The property is part of the former manor of Pengelly which through sub-division and some neighbouring houses creates a sought after hamlet in a tranquil, rural environment, yet convenient to the A388 Launceston to Plymouth road.

Near-by Coads Green village (1.7 miles) provides primary school, church and village hall. Beyond, the town of Launceston ( a further 7 miles) provides a full range of social. Commercial and shopping facilities and gives acces to the A30 dual carriageway spine road tfor Cornwall and Devon.Beyond Launceston the city of Exeter (a further 42 miles) provides inter-city rail link, M5 motorway and international airport. Running south from the property via Callington the city of Plymouth ( 23 miles) provides continental ferry port and it’s inter city rail link.

In all directions from Pengelly is natural scenery of Outstanding Natural Beauty. Immediately to the west the open spaces of Twelve Men’s Moor which fringes the eastern edge of Bodmin Moor provides wonderful open spaces for walking and riding. There is a stunning stretch of Cornish coastline as good as any to be found in the country with south-west coastal path and long stretches of National Trust cliff scenery. To the east is the Tamar valley steeped in 18th century mining history and providing salmon fishing.
