" In an elevated position, towards the end of a quiet no-through lane, Little Canon is a fine example of late eighteenth century Georgian architecture, together with sympathetic later additions. With stunning views to the south and a very pleasant outlook over adjoining vineyards and cob nut orchards, the house has handsome, symmetrical exterior elevations typical of the period. Large Venetian sash windows take full advantage of the southerly aspect, frame the views and allow for a fine outlook over the lovely gardens, as well as flooding the house with an abundance of natural light. Internally ceilings are high and there are elegant fireplaces, picture and dado rails and oak floors. The present owners have undertaken a programme of upgrading the infrastructure creating a wonderful kitchenbreakfast room with newly fitted cabinetry by Woodwork of Tunbridge Wells which has quartz work surfaces and Miele integrated appliances, as well as installing a new external boiler, fitting new carpets and comprehensively redecorating. Reception rooms are very gracious and include a dual aspect drawing room, dining room and a family sitting room which opens to the kitchenbreakfast room and has a double fronted, glazed open fire. Situation
Little Canon is less than a mile from the pretty period village of Wateringbury, which has an active village community and is less than a mile via local footpaths from Kings Hill with good shopping facilities and amenities. More comprehensive shopping, banking and leisure facilities can be found in Maidstone (5.57 miles), West Malling (4.9 miles) and Tonbridge (9 miles). The area is well served by a fine selection of scholastic opportunities including primary schools in Wateringbury itself, Yalding and Mereworth, grammar schools for both girls and boys in Maidstone and Tonbridge, private schools include the Schools at Somerhill, Sutton Valence School, Tonbridge and Sevenoaks public schools.
Leisure facilities can be found in Tonbridge, Maidstone and Larkfield; David Lloyd Fitness & Leisure Centre in Kings Hill, West Malling and Kings Hill golf courses and local activities include horticultural and amateur dramatic societies, a WI and organised country walks.

The property is approached from the lane via a pair of electric, wrought-iron gates leading on to a parking and turning area in front of the house and garaging, whilst there is a useful secondary access to the lower garden. The gardens and grounds extend to approximately 1.6 acres and have been designed to provide year round colour and interest. Fragrant wisteria scrambles over the exteriors and there is a magnificent Lebanese cedar, expanses of well-tended level lawn and various terraces and seating areas from which to enjoy the views. Herbaceous borders are exceptionally well-stocked with a wide variety of colourful perennial plants, roses and specimen shrubs. There is also a more informal paddock area with large flat lawn and a few cob nut trees. The swimming pool has also been upgraded recently with a new liner and new heat exchanger to allow for year round use, and a salt chlorinator and a specialist cover which retains heat and is childproof. There is a small pavilion for changing with a heated shower. "
