SITUATION Beacon House is situated on the edge of the hamlet of New Buildings, in the heart of the glorious Mid Devon countryside. The nearby village of Sandford has a primary school, post office, church and two pubs. Copplestone (2 miles) has a primary school, pub, post office/shop and church. Further local amenities can be found in Morchard Bishop including primary school, places of worship and a pub.
 
The thriving market town of Crediton (3 miles) provides a good number of independent shops together with banks, garages, supermarkets and post office as well as schooling and sports centre with indoor swimming pool.
 
There are railway stations on the Tarka Line (Exeter to Barnstaple) at Morchard Road, Copplestone and Crediton.

  DESCRIPTION Beacon House is a detached Grade II Listed property which the Listed Buildings notes state dates from the 19th Century or earlier. Of rendered cob and stone elevations beneath a thatched roof, it offers characterful and quirky accommodation of over 1,500sq ft laid out over two floors. It enjoys many character features including original fireplaces, window seats and exposed ceiling beams. ACCOMMODATION Front door leads to the entrance hall with terracotta tiled floor leading to the sitting and dining rooms. The sitting room is dual aspect with ceiling beam, brick fireplace with inset wood burning stove as well as window seat. The dining room has a fireplace and leads through to the kitchen. This is finished with a number of matching eye and base level units, space for electric cooker and oil-fired Rayburn (providing domestic hot water and heating to first floor radiator). Space and plumbing for dishwasher. Beyond the kitchen is a utility room with space for further appliances and cloakroom. On the first floor are four bedrooms, the master having an en suite shower room together with family bathroom with free standing, roll top bath, shower cubicle, wc and basin. THE GROUNDS From the lane the property has a large parking and turning area to the right hand side. This gives access to the two garages (4.70m x 4.10m & 4.30m x 2.80m), both having twin wooden doors. There is an enclosed area of garden to the side with beech hedging, lawn and orchard trees. This has wooden sheds and a wooden pony stable. To the left of the property is a well presented cottage-style garden which enjoys a good degree of privacy and seclusion as well as excellent countryside views. To the rear of the property is a large informal area of grass and meadowland which has a pond. Beyond this is a modern wooden storage and workshop unit. Overall the property amounts to half an acre. Before reaching Sandford turn left at West Lodge Cross signposted New Buildings. Continue for a couple of miles into the hamlet of New Buildings and Beacon House is the first property on the left hand side as you reach the hamlet.
