How to get there...
Coming along the A28 Canterbury Road, at the traffic lights in Westgate, turn down St Mildred's Road. Continue over the bridge and keep going until you reach a cross roads at the end. Continue across the road and take the first turning on your right called 'Ethelred Road', continue forward down the road and 'Maralyn Court' is the period building on your right approx 3/4 of the way down.

Entrance & Hallway
Entrance: The entrance to Maralyn Court is communal and as you enter the building, the entrance door to the flat is tucked around the corner on the first floor.

Hall: As you enter into the flat, you turn left staight into the lounge:

Lounge
16' 7" x 12' 10" (5.05m x 3.91m) Entering the lounge you notice the beautiful ornate ceiling coving which overlooks the original bay windows, making this a lovely feature within the room. The walls are of a neutral colour and skirting boards are typical of this property. There is a radiator, and wooden shelving sits within the recess either side of the chimney breast. There are two single plug sockets and a double plug socket situated on the chimney breast and a tv point in the room. A green stained glass light shade hangs from the ceiling light.

Landing
As you walk onto the landing, there is an electricity storage cupboard situated in the corner and a ceiling light. Turning right into the dining room:

Dining Room
12' 9" x 9' 8" (3.89m x 2.95m) The dining room is of a good size and has plenty of space for a dining table and chairs. The room still contains character with the ceiling coving and skirting boards. There is a radiator and a window on the back wall of the dining room which overlooks the communal gardens. There are three single plug sockets and one double plug socket underneath the window. A ceiling light hangs with light shade.
Walking out of the dining room, turn right and head towards the kitchen:

Kitchen
Airing Cupboard: Situated on the left just before you enter into the kitchen

9' 11" x 6' 10" (3.02m x 2.08m) Walking into the kitchen you will see that it is of a fairly decent size but is in need of a little refurbishment. The flooring is laminated and the walls are covered with wall paper, the wall/base and drawer units are white with the work surfaces being of a granite effect. The sink consists of a mixer tap and a twin drainer and sits under the window which has a tiled shelf under. There is one double plug socket and space for a washing machine, cooker and fridge freezer.

Cloakroom
The cloakroom consists of a close coupled wc, a small wall mounted corner sink and a frosted glazed window.

Master Bedroom
16' 3" x 13' (4.95m x 3.96m) This is a fabulous size bedroom with a large bay window looking out to the front of the property. The bedroom also consists of the character which carries throughout the property. A double plug socket sits in the left recess beside the chimney breast and two single plug sockets on the wall by the door and a radiator.
Coming out of the master bedroom and on your right is a large boarded out space (Situated under the outside steps) with electricity. The space would make a perfect study/computer room or just utilised for extra storage space.

Second Bedroom
Making your way round to the second bedroom, there is an understairs storage cupboard opposite.

12' 4" x 10' 11" (3.76m x 3.33m) Another good size double with a built in cupboard, shelving sits inside the chimney breast and in the recess the other side, there is a radiator and a double glazed door which opens out onto the communal garden. There are also two single plug sockets. Walking into the third bedroom:

Third Bedroom
12' 6" x 7' 1" (3.81m x 2.16m) This is a lovely room with the walls painted in a neutral colour, two double glazed windows with shelving under, skirting boards, a radiator and three single plug sockets.

Family Shower Room
5' 10" into the window x 5' 6" (1.78m x 1.68m) The family shower room has a newly fitted close coupled wc and a lovely size corner shower with sliding doors. There is a wall mounted pedestall wash basin, the walls consist of localised tiling in a brilliant white, there is a wall mounted vanity cupboard with twin mirrors and a radiator under. There are two windows to the back wall which are frosted double glazed and have shelving under.

Garden
The gardens are communal.
