Description

"

The property is approached from a country lane over a large tarmacadam driveway sweeping up to a parking and turning area suitable for numerous vehicles, and of course, the large garage with double opening doors to the front.

An enclosed porch protects the front door of the property from the elements, and opens up into a large, L shaped entrance hallway, giving access to the principle rooms of the ground floor accommodation. On the right hand side of the property is an impressive kitchen breakfast room, with ample space for food preparation, cooking and dining, and stunning views to the front over an expansive lawned area and to the rolling countryside beyond. A door at the end of the kitchen area opens to a useful utility room, with external door to the parking area, and WC off. A door from the kitchen gives access into the dining room, enjoying floor to ceiling window to take in the views over the rear garden, and again to the countryside beyond. The dining room opens up into a wonderful main reception room, again with large windows flooding the room with natural light, and woodburning stove set over a slate hearth. Double opening doors lead from the reception room back into the entrance hallway, and further on to three of the four bedrooms. Two of the bedrooms are situated at the front of the property, being a good sized double and a comfortable single, both enjoying built in double wardrobes. At the rear of the property is the largest bedroom, again enjoying a built in double wardrobe. Also accessed from this side of the property is the modern family bathroom, enjoying a suite of panelled bath, low flush WC, pedestal wash hand basin, and separate corner shower cubicle. The ground floor accommodation is completed by a further reception room, with access from the kitchen, boasting an understairs storage cupboard, bi folding doors to the rear patio, and the stairs leading up to the master suite.

The master suite is located above the garage, and boasts a large sleeping area, with window to the rear giving even finer views than the ground floor! There is also an en suite shower room, with a suite of shower cubicle, low flush WC and pedestal wash hand basin.

Externally, the property benefits from the aforementioned driveway and the garage. The bungalow itself sits roughly in the centre of its large grounds of around 1.5 TBV acres. The grounds are well maintained, and are mainly laid to lawn, gently sloping away from the bungalow. There is a paved patio area immediately to the rear of the bungalow, which leads back around to the front. There is also a paddock on the eastern fringe of the property, with outbuilding and log store.

This is a well maintained and presented family home, offering flexible and generous accommodation, alongside grounds which really do it justice viewings are essential to appreciate in full!

Telephone & Broadband Telephone subject to BT transfer regulations. According to comparethemarket.com the property has a broadband speed of 42.82 Mbps average speed of Mbps .

The property is located in a rural position on the outskirts of the small hamlet of Cefn Gorwydd a couple of miles from Britain s Smallest Town , Llanwrtyd Wells on the River Irfon. Llanwrtyd Wells is one of the smallest towns in Mid Wales, sitting astride the River Irfon. With a population of approximately 1,551, it famously claims to be the smallest town in Britain. The town is located on the A483 between Llandovery and Builth Wells near the Tywi and Irfon valleys. Llanwrtyd Wells grew as a spa town around the Ffynnon Ddrewllyd, which still exists, following the discovery of waters with healing properties in 1732. The town is the site of both the World Bog Snorkelling Championships and the annual Man versus Horse Marathon, as well as other annual events. The market town of Builth Wells, located at the heart of Powys, is just 13 miles away in what is arguably some of the most beautiful countryside in the United Kingdom. Builth Wells lies within the Historic Boundaries of Brecknockshire, situated on the banks of the River Wye and the River Irfon the upper section of the Wye Valley. Builth Wells is famously known for hosting the annual Royal Welsh Show, which is the biggest agricultural show in Europe and attracts over 240,000 visitors to the town each year.
