Guide Price £925,000 £950,000. This attractive three bedroom house in the popular Francis Road area of Leyton offers stylish and spacious family accommodation. Highlights include a huge kitchen diner with bi fold doors, three double bedrooms including an attic conversion with en suite shower room, an additional study nursery and a large south east facing garden. As you approach the property from the quiet residential street, you can appreciate the impressive Edwardian architecture with features such as a large, mullioned bay window to the ground floor, with a cleverly integrated smaller bay window to the first floor, and an intricately carved gable above. Through the gate into a small front garden which affords privacy from the street and along the short path of period mosaic tiles, you ll approach the house via a covered porch which frames the impressive original front door with attractive etched glazing.

As you enter the property you find yourself in a spacious and stylish hallway, which really sets the tone for the rest of this beautifully presented property. Woodwork is finished in a dark charcoal with plaster coloured paint to the walls. The staircase has timber risers and treads, which match the engineered oak herringbone patterned floor that runs throughout the ground floor.

The first door to the left leads you into the elegant living room. The signature dark teal has been used to striking effect in this room with walls, door and the built in shelves in the two alcoves all being finished in this same colour to provide a stylish backdrop. There s a wood burner integrated into the fireplace with an impressive solid oak mantel set into the wall above. The cornice and ceiling have been finished in a brilliant white to reflect the abundant natural light from the large bay window, which has modern double glazed sash windows. There s also a tiled hearth set into the engineered oak floor.

Returning to the hallway, to the right under the stairs is a large open storage area, perfect for an entire family s worth of coats and shoes. There s also a trap door for access to the cellar area, offering a useful storage space.

The next door on the left provides access to the large downstairs WC, an unusual but welcome feature in a property of this type. There s a white two piece suite, comprising of a low flush WC and hand basin with stylish mixer tap, set against a half height white tiled wall with a useful full width shelf above.

Once again into the hallway and straight ahead you ll find the fabulous kitchen diner and family room. Truly the heart of the home with space for the entire family to congregate and enjoy time together, as well as being the ideal venue for entertaining. As you enter this room the kitchen opens out to your left, with its stylish appearance and countless clever design touches. Along the back wall is an aesthetically pleasing symmetrical array of high quality cabinets, finished in a dark grey, which include a built in fridge freezer and a centrally located double oven, set at the perfect height for safe and convenient access.

Along the side wall is an extensive row of low level matching cabinets, including an integrated dishwasher. Above the cabinets is a stunning Corian solid surface worktop, which includes a seamlessly undermounted matching sink and backsplash, plus also an inset induction hob. Above the full width of the backsplash is modern charcoal panelling with high level display shelf above. The kitchen is completed by an island of impressive proportions formed from cabinets of the same design, but finished in a contrasting white. This is topped by another huge piece of Corian work surface, offering all the preparation and serving space you could ever need, with the far side of the island designed for a number of bar stools for informal dining or grabbing a quick bite for breakfast.

A door leads from the kitchen into a useful and well designed utility room. There s a useful work surface with tiled backsplash and plumbing for a washing machine and tumble dryer below. The floor here is tiled to match the backsplash and there s a large amount of built in shelving to make this a useful larder and storage area. The gas fired combi boiler is also housed in this space.

Back into the kitchen and beyond, you ll find a substantial, flexible living space with plenty of natural light streaming in from two skylights and a set of full width bi folding doors. As throughout the downstairs, ?there s underfloor heated oak flooring, and decoration here is simple with plaster pink walls and ceiling to allow the architecture design features to stand out. This area is easily large enough to accommodate a sizeable family dining table and have space left over for use as an informal lounge area a real family room.

Open up the bi folding doors now and head out to the large garden. With its south east facing aspect this is the perfect extension to your living space and ideal as a secure play area for children and outdoor entertaining. There s a resin bound gravel seating area, leading to a small lawn with timber planters and a raised deck.

Back through the kitchen diner and hallway now and up the stairs to the first floor landing.?Straight ahead at the top of the stairs is the beautifully presented and cleverly conceived bathroom. The bathroom has been formed as a wet room to allow an unenclosed shower to be incorporated into the space alongside a low flush WC, a modern double ended free standing bathtub with mixer tap and shower attachment and a countertop basin mounted on a stylish marble topped vanity unit with an ultra stylish wall mounted tap with separate mixer control. The simple decoration would make the ideal backdrop for your favourite artwork or a large mirror to reflect the light from the wide double glazed window which looks out onto the rear garden and has a large traditional cast iron style radiator below.

Return to the landing again and next into bedroom one. This is the original main bedroom of the property and benefits from a beautiful bay window which houses another Victorian style radiator the ideal location for a self indulgent chaise longue or a cosy armchair to form a peaceful reading nook. This is a large double room with space to accommodate a king size bed and all the storage furniture that you would need.

Accessed via an impressively engineered sliding pocket door to maximise space, there s a large sash window looking out to the front of the property, with another traditional style cast iron radiator below.

Up the stairs now to the impressive attic conversion. The staircase has a skylight for natural light and leads to a very spacious bedroom whose extensive dormer allows full height throughout most of the room. The dormer has a large window facing the rear garden and there are two large skylights to the front elevation, ensuring that the room is flooded with natural light. There s room for full height wardrobes, bedside cabinets, chests of drawers and a dressing table below the skylights and there s even space for some comfortable seating in front of the dormer window, which alongside the ensuite shower room which we ll investigate next, makes this the perfect parents or teenager s retreat.

The surprisingly spacious en suite shower room has been well thought out and includes a Victorian style WC and large hand basin alongside a large walk in shower which has a stylish industrial look black framed glass screen. White tiles in a running bond pattern are used to full height in the shower enclosure and to half height behind the WC and basin. The floor has stylish geometric tiles which beautifully complement the rest of the fixtures and fitting in this luxurious space.

The property is situated in the very popular Francis Road area of Leyton, which is renowned for its many small independent shops, cafes, restaurants and pubs in the beautifully preserved pedestrianised area just a few minutes walk from the property, as well as numerous others nearby such as the Unity Caf and the Heathcote and Star pub. Many other amenities can be found in the immediate area, including supermarkets, retail parks and the many businesses on High Road Leytonstone. The area is served with good transport links, with Leytonstone Central Line tube station being a ten minute walk, as well as excellent bus services and Stratford International railway station close by.
Lovers of outdoor leisure pursuits are also well catered for as some of London s best green spaces are within easy access, including Hollow Pond, Leyton Flats and Wanstead Flats, along with Hackney Marshes, the Olympic Park and the Walthamstow Wetlands Nature Reserve.

What the owner said... ‘We purchased the property in 2017 as we loved the quiet, tree lined street and the coffee shops of Francis Road a short walk away. Since then, the Heathcote and Unity Caf have opened and many more independent shops have popped up nearby and this doesn t show signs of stopping. We love grabbing a coffee on the way home from drop off and the food and beer at the Fillybrook is phenomenal!

The previous owners had been here since the 1980s and had unfortunately removed many of the house s original features. Whilst not a restoration project, we were mindful of adding character to the house when we did our renovation such as installing a working fireplace in the snug and replacing the single paned windows with UPVC sash replicas. We took part of the third bedroom for the stairs up to the loft extension, however we wanted to be able to use that space as a room in its own right, hence the sliding pocket door. There is enough space for a large desk or small cot and it remains a cosy room with a lovely view onto the street.

The rear extension is the largest on the street giving us fantastic entertaining and living space without compromising the garden. The garden itself gets sun all year round and we built the decking to accommodate a dining table and several seats to get the most of the evening sun in the summer. We are also lucky to get enough shade and privacy from the trees in surrounding gardens whilst not giving up any of our garden s footprint. We love the cherry blossom tree that overhangs from next door as it is beautiful in spring with its pink petals and abundance of delicious cherries.
We love the community feel of this area neighbours say hello to each other and we have made friends with many families on the road. We have friendly, quiet neighbours either side and the house is genuinely a peaceful and comfortable place to live. With our eldest starting school in September, we are now taking the opportunity to move closer to family in Hertfordshire‘.
