Flooded with light from the front bay and rear sash window, and linked by a soaring arch, the ‘Slipper Satin’ living area and the ‘Shaded White’ dining, study or play area feel bright, spacious and warm, with column style radiators at both ends. Immaculate period details include a coved ceiling with a complementing rose and a cast iron fireplace with a stunning Art Nouveau tiled hearth. Meanwhile, bespoke cupboards and floating shelves line the alcoves.

The kitchen lies beyond. Here, a part glazed door on your left leads to a cellar spanning the footprint of the house. To the right, double pocket doors reveal a fantastic walk in pantry. The current owner works with food for a living, and it shows here; the kitchen has been designed with a keen cook in mind. ‘Strong White’ walls and matte white slab front cabinetry with Danish Furnipart straight edge brass handles pair with a polished Silestone Eternal Statuario worktop.

This high scratch, stain, and impact resistant surface contrasts beautifully with the bottle green crackle glazed herringbone metro tiles to the splashback. Heading upstairs, the second double bedroom, painted in ‘James White’, spans the entire width of the front. Light spills in from the two tall timber sash windows, which have column style radiators beneath, while wall mounted bedside lamps and a large central pendant fitting provide additional lighting in the evenings. You’ll also discover a show stopping cast iron fireplace with bespoke integrated storage to the alcoves, including a shaker style double wardrobe, floating shelves and a chest of drawers.

Beyond is the third double bedroom, with views through a sash window over the garden courtyard. Decorated in ‘Dimity’ a subtle blush by Farrow & Ball, it features a column style radiator, pendant light, roomy built in wardrobe and another lovely cast iron fireplace.

In the family bathroom to the rear, a luxurious roll top claw foot bath with Burlington London traditional telephone taps has pride of place beneath a half frosted sash window. There’s also a Burlington low level loo and pedestal basin with chrome stand and ceramic lever taps, plus a matching traditional heated towel rail.

In one corner, you’ll find a bespoke cabinet housing the boiler, while in the other, the extra large walk in shower has both rainfall and handheld shower attachments, a Majestic Rio frameless glass screen and Fired Earth Retro Metro Marble Arch crackle glazed tiles to the walls. The ‘Pigeon’ paintwork works well with other thoughtful design details such as globe pendant lights and a toiletry niche and mirror above the basin area.

Back on the landing, a second staircase leads to the spacious double aspect master bedroom in the converted loft, carpeted in a soft grey and decorated in ‘School House White’.

To the front, two extra large Velux windows with integrated Duo blinds let in diffused light during the day yet provide blackout at night. At the same time, a double height anthracite aluminium toughened glass window offers a view of the garden below and the Olympic Park beyond. Ceiling spotlights, a stylish column style radiator, and integrated doors hiding useful eaves storage with inbuilt lighting complete the space.

Continue into a dressing area with inbuilt drawers and rails on both sides, lit from above by a skylight, before entering the en suite bathroom through a pocket door. An anthracite aluminium window lights the space, while white herringbone metro tiles and hexagon penny mosaics line the walls and floor, respectively.

While gold Crosswater tapware adds a touch of luxe to the black framed walk in shower with rainfall showerhead and handheld attachment, a bespoke Tikamoon Industriel solid mango wood and metal vanity with Imex Liberty countertop basin adds wow factor. A heated towel rail and a back to wall built in loo finish the suite.

Inspired by visits to the south of France, the south facing garden enjoys the sun all day long. The winding Cotswold buff stone chipping path curves around a grassy lawn with Everedge Cor Ten steel edging, which weathers attractively. This leads towards a peaceful dining area at the back, with raised beds forming banquette style seating.

Two mature olive trees provide shade, while plants such as peonies, hydrangeas, Perovskia Little Spire Russian sage , Astrantia, lavender and many different herbs fill the borders. In addition, several varieties of grass combined with alliums create a clever natural division between the lawn and seating area. The well thought out planting scheme also includes plenty of evergreen plants to ensure the garden looks lush all year round.

‘This was our first home, and we’ve poured our hearts into making it into a light and airy space that flows well, works effortlessly, and is easy and enjoyable to live in. We love the sash windows, the Victorian features, and the sightline that goes all the way through the ground floor of the house. You can sit in the living room and look through to the garden and the gently swaying olive trees.

‘We’ve particularly enjoyed al fresco dining and drinks in the garden amongst the greenery or sitting at the kitchen dining table with the doors flung open. The master suite is a real retreat and has a feeling of tranquillity and calmness. In the summer, the cool breeze flows through the extra large windows, and in the winter, it's a really cosy space. We also have lovely neighbours on either side and behind the house, and the whole street has a great community feel.’

IN THE AREA

Balmoral Road is just under ten minutes' walk from Leyton Tube on the Central line, while the Overground at Leyton Midland Road is only a few more minutes away. For journeys further afield, Stratford International and Walthamstow Central are within easy reach. There's a range of good schools and academies nearby, with Newport Primary and Willow Brook Primary both rated 'Outstanding' by Ofsted.

The location is also perfectly placed to enjoy the green spaces of the Olympic Park just a fifteen minute walk away , the canal at Hackney Wick, Wanstead Flats where you can get fabulous Sunday roasts at The Holly Tree pub and even Walthamstow Wetlands. Also on your doorstep, Coronation Gardens is a lovely place to go for a stroll, run, have a picnic or explore the maze, while Sidmouth Park on the other side of the High Street is great for kids.
