About this property A neat, bright and smartly finished one bedroom apartment, tranquilly appointed throughout. It‘s all sat happily on the first floor of a modest contemporary development amongst green communal grounds in Woodford, an increasingly popular sweet spot between Epping Forest and Roding Valley Park.

Lynwood Close itself is a peaceful no through road that‘s nonetheless handy for the North Circular and just a short stroll from South Woodford‘s tube station and attendant amenities, including the local landmark Art Deco cinema.

If you lived here

You‘ll be taking in the leafy treetop views from your balcony overlooking the grounds, ideal for a morning coffee. Inside your 170 square foot reception has wall to wall windows ushering in natural light and framing similarly pleasant views. Light blonde hardwood runs underfoot and the pure white walls and ceilings accentuate the sense of space. Perfect for hosting.

It‘s all laid semi open to your kitchen, smartly finished with dark worktops, white fitted cabinets, chrome fittings and a rustic pastel splashback. Elsewhere, your bedroom‘s a substantial double of 110 square feet, with walls in tranquil pastel and more of that light engineered hardwood underfoot. Finally, your bathroom‘s elegantly finished in cream, with a seamless set of fitted cabinets and shower over the tub.

Outside, and cross the River Roding just four minutes away on foot to be in Roding Valley Park where you can wander amongst grazing animals and natural paths. Alternatively, the heart of South Woodford is just a half mile on foot for the Central line tube station, just eighteen minutes direct to Liverpool Street. Here‘s also where you‘ll find the local social hub of George Lane, packed with day to day essentials from cafes to supermarkets, not to mention a nice range of bars, restaurants and gastropubs.

What else?

There‘s a welcome and generous amount of fitted storage between the kitchen and bathroom.
Drivers can be speeding out of London on the M11 in less than ten minutes.
The wild greenery of Epping Forest is around a twenty minute walk to the west whenever you fancy venturing further afield.

A word from the owner....

A huge draw of this flat when I first moved in was the really neighbourly feeling in the block, with everyone looking out for one another and doing their bit to keep it a welcoming and pleasant place to live. It is also very quiet at all times of the day or night, which was a huge bonus during lockdown! The fact that the caretaker Paul lives in the block has also been a huge advantage, with any maintenance issues quickly taken care of and the extensive communal gardens regularly mown and tended to. Whether sitting on the lawns outside the block, on the balcony by the front door or looking out from the large living room windows, you could be forgiven for thinking you weren t in London, since the flat is surrounded by trees, gardens and allotments.
The location has also been very convenient for me. At my walking pace the tube station is 10 minutes away and the night service means you can still get home from town at any hour during the weekends. You can be on the North Circular or M11 in minutes and the bus from the end of Maybank Road will take you into Walthamstow in around a quarter of an hour. There are no allocated bays or resident permits on the road but i ve never had an issue finding somewhere to park.
