"We're presenting the house from the rear, not to hide the front, rather to show off (in part) the depth and design of what is a significant and particularly inspiring house extension...

A 'Grand Design' 'Inspiring' because this particularly design does rather blow away much of what stood before and for those of you who know the 'Lake District' properties, if you compare our floor plan below, you'll understand completely what we mean. And for those that don't, then may we propose that the style, the presentation and the plot orientation of this home sits high in the upper quartile of the very best properties on the market within its price range (and would beat many in a higher bracket too). Fact is, often with an extension one room or another becomes compromised. The landing gets shortened or the garden loses depth; the new en suite is squeezed in almost as an after thought or the ground floor rooms become over long and dim. You've probably seen those issues yourselves in property. Hard to fault Well, this certainly isn't the case here and after several visits frankly we can't find fault. Of course we all have our only preferences in accommodation terms but there really is little if anything to take issue with. From this point of view the floor plan below covers pretty much all we attempt to convey. Frankly, unforgettable Now let's get into the quality of finish along with those first impressions; although unusually, second and third time impressions actually get even better. Clearly the hub of the house, the main focal point of all is within a gorgeous and somewhat enviable open plan kitchen, diner and living space. Acres of granite to the kitchen side, together with a full range of 'equipment', not least a twin dishwasher unit; a central cooking come breakfast bar island which still allows room for a more formal sit down, dining room arrangement takes centre stage, kitchen side. And across the room is a great lounging area, space ever so subtly separated by the other quarters whilst still very much involved with the rest of the room. Possibly best of all, certainly during summer, is the double opening patio doors to a snap view of a Garden Show - and some show at that. Consideration for all the family So, all very well enjoying, cooking, relaxing, entertaining but back to the practical. There is a front Tv or study room for when the kids need their own space from the grown ups; there is a utility for all the chores post or during entertaining and there is a very comfortable full living room suite at the front of the house too. Remembering our comment about compromise - well no room disappoints from a size point of view. Even the only single bedroom in the house has been well planned and presented with added feature window and a line of neat storage . Outdoors You'll find outside as well kept. From the neatness and regimentality of the ornamental shrubs out to the front, adjacent to the parking (for two); to the wonderful picture perfect garden (Show Garden, as we referred to earlier). And at the end of our show case of photos is the front elevation of the house - see, nothing to hide about. Locator Up at the top of this close offers two distinct features. A larger, more private garden plot and a view south over to the welsh hills and coast.
