" Ingatestones' best kept secret is this delightful converted barn just 50 yards from the High Street in the very heart of this extremely attractive and much preferred village and only a short walk from trains to London Liverpool Street. Combining single, two storey and high vaulted ceilings this charming family home offers something for everyone in a series of linked barns that have been converted with sympathetic additions perfectly in keeping with the period character. The three sections are clustered around a south facing flagstone paved courtyard garden offering your own private view if the church spire. There are three bedrooms and a family bathroom. reached via a broad book lined corridor. Above the dining room and kitchen, with its eclectic range of custom pine units, there is a pine panelled attic studio or office reached by a cast iron spiral staircase. The centrepiece and real heart of the property is the vaulted lounge with its exposed ceiling timbers and towering brick hearth to the open grate fireplace, surmounted by twin church like windows. Usually you have to forgo convenience to experience the delights of a period barn home accepting shops, restaurants schools and commuting are all several miles away. Now you can have it all on your doorstep....but don't tell anyone - its a secret!

GARDEN:
The courtyard garden is paved with large Yorkstone style flagstones with a gently curving raised bed with red brick wall and water feature. There is an additional entrance to the street via a gate set to the rear of the building and a paved path coming around the rear to the courtyard garden. The beauty of this garden is its southerly aspect and the beautiful views of the neighbouring church spire, but also the total privacy you have for enjoying those summer afternoons and evenings.

ENTRANCE HALL & CLOAKROOM:
The cloakroom opens off of here and is very contemporary in style with tumbled marbled tiled walls and a white suite and which includes a corner shower, as well as a very striking limestone wash hand basin.

DINING ROOM:
The hallway opens out as you move in to the dining room; this area has exposed beam walls with infill of herringboned brick, giving it a very Elizabethan feel. Patio windows open out onto the courtyard garden and will make a pleasant setting for some evening dining.

STUDIO / OFFICE:
Rising from this area a metal spiral staircase takes you up into the loft room. This long vaulted ceiling space has stripped pine floors and pine panelled ceiling with three large Velux style windows bringing in lots of light making it suitable as a studio, a workspace or just a quite leisure space away from the main house. With suitable conversion for fire regulation this could provide an additional bedroom.

LOUNGE:
A high vaulted ceiling with exposed timberwork gives a light and cathedral like feeling to this beautiful room. One end wall has exposed brickwork with an inset open grate fire, flagstone hearth with a dog grate for logs. Wide patio windows bring light streaming in from the south facing courtyard garden.

REAR CORRIDOR:
A broad corridor moves from the lounge area into the bedroom section of the property. This wider than average corridor features along its entire length, pine bookshelves fitted by the current owner and are to be left as a feature of the property.

BEDROOM ONE:
Bedroom One at the far end of the corridor again has broad patio doors giving access on to the courtyard garden making this a light and airy and also very private room
