There is a living room with an Inglenook fireplace and wood burner, a character bar area and a closet WC (used by King George VI!).  

There are 2 double bedrooms and a family bathroom on the first floor, 2 further double bedrooms, a shower / steam room and an office / study on the second floor and a further double bedroom on the 3rd floor, all of which enjoy views out over 500 Acre Wood (of Winnie The Pooh fame).

The pretty garden is 3 tiered with established trees and flower beds, 3 lawn areas, a greenhouse, shed, flower house, log store, car port and an old stone building originally a blacksmiths.  

A family home for 14 years, this much loved house is available to rent as the owners are going abroad.  

The property has direct access onto the magnificent Ashdown Forest, in the High Weald Area of Outstanding Natural Beauty.  Originally a deer hunting forest in Norman times, it is now the largest free public access space in the South East.  It is a great place for walking, riding and enjoying spectacular views over the Sussex countryside and is known the world over as the home of Winnie the Pooh, with the famous Pooh Sticks Bridge being a short 15 minute walk from the property.

There is a local produce vegetarian farm shop 10 minutes walk away.    The picturesque village of Hartfield is a 2 minutes drive offering a convenience store, church, 2 pubs, tea room and a lovely play park/village green.  The village is very family orientated, with a great community feel, the highlight being a yearly fete which all the locals participate in.  The Hatch Inn which has won many awards is also within walking distance of the property.  

As well as having a semi-rural feel the property is conveniently situated between Royal Tunbridge Wells and East Grinstead both offering extensive shopping and recreational facilities, including cinema and theatre, both being approximately 12 minutes drive away. There are rail services from Tunbridge Wells, which connect with Charing Cross and Cannon Street, and from East Grinstead into London Victoria via Clapham Junction, both in just under an hour.  

There are highly regarded state and private schools all within a short drive from the property.
