" Built in 1742, this charming Grade II listed property has immense character and individuality. Set in the semi rural and unspoilt fringes of West End Green, the delightful fa?ade and front walled garden are a fitting precursor to this storybook cottage. Once inside, the living space does not disappoint. The open plan accommodation offers flexibility, and is beautifully finished with original doors and sash windows, which provide stunning views across the green. The living area also benefits from an inglenook feature fireplace, creating a welcoming focal point. The natural flow continues into the well equipped and neutrally designed kitchen/breakfast area, from which the garden can be accessed. There is also additional downstairs space, currently used as a study area. This leads into the conservatory, blending a more contemporary style with the warmth of a period home. On the first floor, the master bedroom is positioned at the front of the house to make the most of the lovely views, and offers ample storage in the form of a dressing room and a deceptively spacious and bright en suite bathroom. There is a further bedroom to the first floor with en suite shower room and an attic room with en suite facilities to the second floor.

Situation
The cottage is situated in the sought after "West End" area of Esher, close to the village green and pond and within a quarter of a mile walk, across the green, to Garsons Farm which has a comprehensive fresh produce shop and garden centre. Esher itself is a cosmopolitan town with a central High Street offering a good range of shops (including a Waitrose supermarket), numerous restaurants, bars and a cinema. Outside
To the front is a delightful garden ideal for enjoying views towards the cricket green of a summer's evening. The rear garden extends to a maximum of approximately 120ft (including the summer house) and has been cleverly divided into sections. A raised terrace area creates a superb spot for al fresco dining, a path with established and well stocked borders either side continues to the end of the garden where the summer house is located. The summer house has a power supply and is currently utilised as an art studio, an ideal space to work in peace and quiet at the bottom of the mature garden.
