" Lovely light and spacious east west facing bungalow which benefits from attractive gardens to both the front and rear as well as a large garage. Perfectly positioned within the popular village of Riding Mill.

A partially glazed uPVC door with a large window to the side provides access into the central hallway which is very spacious and, due to the large window and door, benefits from a generous amount of natural light.

This hallway splits a majority of the main accommodation and the bedrooms; it has a large cupboard perfect for coats and shoes as well as loft access with drop down hatch and ladder.

Spacious, Light & Welcoming Living Areas

The first door on the right of the hallway provides access into the wonderfully spacious living room. It has a wonderful large picture window; almost floor to ceiling and covering almost the entire width of the room. This looks out over the attractive lawned front garden, which is bordered by beech hedging, and down the cul-de-sac, of which this property is at the head of, and onto the pleasant mature green backdrop views widely enjoyed in Riding Mill. A fireplace with stone surround, mantle and tiled hearth ensures this naturally light and spacious room also feels homely and wonderfully cosy.

An open archway leads through to the dining room which has a large window facing south looking out on to the side patio and woodland beyond. Again, this room benefits from an incredible amount of natural light and is a delightful space to enjoy.

Adjacent to this lies the kitchen which has a range of wall and floor mounted cabinets, stainless steel sink with mixer tap and window above, perfectly positioned to overlook the generous rear garden. There is also space for an oven, dishwasher and washing machine.

Due to the proximity of the kitchen and dining room, we envisage any buyer may wish to open the wall between the two to create a fantastic breakfasting kitchen or dining kitchen.

To the rear of the kitchen lies a storage cupboard, an external door leading out to the rear garden and a sun room which enjoys lovely views over the garden through uPVC window to the east as well as sliding doors which lead out on to the patio which borders the garden.

To the rear of the dining room also lies a bedroom with uPVC windows to two sides. This is a wonderfully versatile room and would make a great study or office space.

Three Versatile Bedrooms

From the main central hallway, there also lies two double bedrooms; the first has a large west facing window providing plenty of natural light and delightful views of the front garden.

The second double bedroom enjoys another lovely large window, this one faces east has a rear window and enjoys an outlook of the rear garden and mature shrubbery beyond.

The final two rooms are a separate WC and bathroom which, again, could be incorporated in to one bathroom should any future purchaser wish. As it stands the WC enjoys natural light via a uPVC window and a low level WC. The bathroom itself has a basin, bath, folding door walk in shower with fully tiled walls throughout.

Generous Plot with Delightful Gardens

To the rear of the home, lying to the east, are the majority of the gardens. They are well landscaped with a generous amount of lawn, various borders for personalisation and a large flagged patio with ornate cobbles; as this area is accessed from the sun room it provides the perfect place to sit and enjoy the morning sun. There is also a large shed offering a good amount of additional storage space.

To the south, lies a further flagged patio with raised beds and stone retaining walls. A further well maintained garden lies to the west; it is bordered by beech hedging with a variety of attractive beds containing mainly mature shrubs.

To the north lies a tandem garage of exceptional size which could quite easily be used for a workshop to the rear. Pedestrian access to the garage is also available to the rear making it the perfect place to store garden equipment.
