Coombe Farmhouse is believed to date back to the 16th Century and
was, up until 1990, a successful apple and plum orchard. The
farmhouse has mellow stone elevations under a high pitched tiled
roof and has been comprehensively extended and sympathetically
improved over the years to now provide a very comfortable family
home.
The farmhouse retains much of its original character and charm and
the accommodation includes excellent reception space. Ground Floor
An entrance porch provides access through to a heavy original
panelled door through to the cross passage hallway with a door
opening out onto the south facing gardens. A wide turning staircase
leads to a galleried landing and doors from the hallway provide
access to the reception rooms and kitchen/breakfast room. The
drawing room has dual aspect windows with window seats and a deep
inglenook fireplace with inset wood burning stove. A door to the
side of the fireplace leads down some steps to a sitting room,
which also has a fireplace with wood burning stove and double doors
opening out onto the terrace and rear garden. The dining room has
two front aspect windows and a built-in dresser with shelving and
cupboards. The kitchen, which sits in the newer extension, includes
a comprehensive range of matching units centring upon a two oven
Aga. There is an adjacent boot room and utility. First Floor On the
first floor there is a galleried landing providing access to four
good size bedrooms, the master bedroom having an en-suite, and
there is a family bathroom. Annexe Beyond the house and close to
the outbuildings is a separate single storey annexe with a kitchen
area, sitting room/bedroom and a bathroom. Outside The farmhouse is
approached via a five bar gate which opens into an enclosed
courtyard of barns. There is an area of garden to the front of the
house, which is mainly laid to lawn with a wall giving privacy from
the lane. Coombe Farm has an excellent range of outbuildings
including a substantial barn which was once used as an apple store
and is, therefore, very well insulated.
There is an attached wood store, former stable (which is now a
workshop), an open fronted garage and an attached barn with steps
leading up to a recreational barn with an attached tool store.
Attached to the annexe is a double carport, outside toilet and
store. Garden At the rear of the property there is a delightful,
south facing, walled garden, which includes a number of well
stocked beds and specimen trees. A central pathway leads through to
a further area of garden where there is a pond, an area of lawn and
access to an enclosed vegetable garden with poly tunnel, fruit cage
and chicken run. There is also an enclosed pig run. Land The land
was used for many years as a successful apple and plum orchard
until 1990 and still includes a number of trees still producing a
healthy crop every year. The land includes a number of enclosed
fenced and watered paddocks which extends as a whole to
approximately 13 acres and is suitable for a variety of livestock
uses. Directions From the centre of Taunton proceed in an easterly
direction to the Creech Castle junction taking a left turn towards
North Petherton and Bridgwater on the A38. Proceed along this road
through Bathpool for approximately 1 mile and then look to the left
for Monkton Elm Nurseries. Take this left turn and cross over into
Dosters Lane. Proceed along this lane for approximately 1 mile and
continue past the entrance to the church on the right. Continue
straight up Church Hill and take the first turning on the right to
Coombe. Proceed along this road for approximately half a mile
passing Overton House on the left and continue down the road where
Coombe Farm can be identified on the right hand side just as you
enter the hamlet. Services Oil fired central heating. Mains water
