About the location Park Avenue is a quiet cul-de-sac located in popular Bowerham, offering a wide range of amenities close by including shops, schools and churches. Only minutes away are the hospital and University of Cumbria. There are regular bus routes giving easy access into the City centre.

Williamson park is nearby and offers great woodland walks and fantastic views to Morecambe Bay and the Lake District. There are also excellent views from this property across Lancaster and over the Bay. It's not hard to see why this location is becoming increasingly popular with growing families. What we like... We love the space this home offers and the location is what will really attract buyers. Situated just opposite Williamsons Park which offers 52 acres of open public land for you and the family to enjoy. This location really is hard to beat! A little about the home The main entrance to the home opens up into the spacious hallway which has the stairs up to the first floor along with access to the ground floor rooms. To the front of the home is one of the living rooms whilst the second can be found looking out into the rear garden. The kitchen offers ample storage and there are French doors which open out to the rear garden. Buyers will also find that the kitchen leads through to a very large utility room giving access to the garage, a handy wc and also to the rear garden.

Once you are upstairs you will discover three bedrooms of which two are doubles and the one to the rear offers views out towards Morecambe Bay. The shower room and separate wc offer underfloor heating which is a real treat and the shower room has been fully tiled. Externally the home boasts mature and well stocked front and rear gardens along with the rear also having a large workshop come storage area for you to use. The driveway to the front provides off road parking and leads to the integral garage, Ground floor rooms As you step inside this home from the front elevation you will firstly find yourself in the hallway. This well presented area allows you the space to store your coats and shoes before you step through to the main living areas. The hallway also offers the stairs which lead you up to the first floor and access to the majority of the ground floor rooms. The first reception room to the front of the home has been used as a living room. This tastefully decorated room offers bay window to the front elevation and a stripped wooden floor to add a little character. The main focal point has to be the contemporary gas fire which is inset into the chimney breast.

The second reception allows a further space for you and the family to sit and relax or you could maybe even set the room up as a dining room depending on how you live. This room looks out over the rear garden which is a pleasing aspect and will enjoy the afternoon sunshine. The kitchen has been fitted with a good range of built in storage and thanks to the extra utility room there really is a lot of space on offer. The kitchen area is basically just for storage and cooking whilst the large utility area offers more than enough space for all your white goods.

The utility area also has access to a rather handy ground floor wc and also through to the integral garage which offers both power and light. Further access to the outside space can be gained from the utility area also. Up to the first floor Once you are up to the first floor you will discover that this area offers access to all the rooms available along with a hatch which opens up to the loft area which has a pull down timber ladder and has been partially boarded.

Two of the three bedrooms are generous sized double rooms with the room to the rear of the home offering views over rooftops towards Morecambe Bay which will provide fantastic sunsets. Both double bedrooms also feature built in wardrobes for all your storage needs. The third bedroom is a generous single room which is to the front of the home. Finally upstairs buyers will see that the shower room and wc have been kept separate. They also feature underfloor heating which is a real bonus. The shower room has been fully tiled and features a walk in shower cubicle. A frosted double glazed window allows light into both of these rooms. Outside space When you get to the front of the home you will see that the garden area has been well maintained and is low maintenance. A driveway provides off road parking and leads to an integral garage which has an up and over door and could be used for extra storage.

Once you are round to the rear of the home you will also find a well stocked garden which has a patio area to the top level where you can sit and enjoy the summer sunshine. This level then steps down to a lower level of the garden which has mature plants to offer some colour. The rear garden also features a rather spacious workshop which some buyers will love and the extra space here can also be used for even more storage which is a real bonus not forgetting the gazebo which you can use all year round.
