" This fabulous Grade II listed property forms the wing of the historic Woodbridge House which was built in ca. 1808 and converted into three separate dwellings around 30 years later. The design and layout is unique compared to other late Gerorgian houses found lining Sekforde street and is a true gem. Previously used as offices, the current owners extensively renovated the house a few years ago to create the amazing home it is today.

Entering on the ground floor there is a generous double length living area with ample dining space and a high specification kitchen tucked away neatly around the corner. There are French doors leading out on to a very stylish west facing courtyard garden completed with a discreet storage area.

The entire first floor is occupied by the master bedroom suite with unusually high ceilings and an abundance of natural light from the large, dual aspect windows. The ensuite bathroom is complete with bath and separate shower cubicle. On the second floor are two further double bedrooms and an ensuite shower room. The staircase continues up to a skylight which provides access to the flat roof for maintenance purposes although one could investigate planning for conversion to a roof terrace.

The lower ground floor is currently home to a further shower room with integrated utility cupboard and also a self contained studio apartment, with separate street access. This could be let separately or would be an ideal private space for an Au Pair or live-in nanny. The vaults under the street have been creatively converted to provide additional storage space and a great home office room.

Situation
Positioned on the corner of Sekforde and Woodbrige Street the house is in a prime Clerkenwell location with access to all that this vibrant and immensely characterful segment of London has to offer. The bars and restaurants of Clerkenwell Green and St John's Street are in close proximity whilst there are numerous transport links available. Farringdon Station offers Circle, Hammersmith & City and the Metropolitan lines as well as City Thames link which are all one stop from King's Cross. Furthermore, the introduction of Crossrail (The Elizabeth line) in 2018 will further cement Clerkenwell as one of the best connected hubs in London.
