" Want a mix of old and new? A period property with modern touches? Then please come and have a look at this attractive Victorian house, conveniently located close to the centre of Epsom and within half a mile of the station.
As soon as you enter you are struck by the high ceilings, coving and dado rails which are synonymous with this age of house yet offset with Amtico flooring, well renowned for its' high-quality, hard-wearing and resistant finish. These sought-after period characteristics continue through much of the house. Other features have been carefully updated to take advantage of modern technologies, such as extra seals and acoustic glass on the front windows to minimise road noise, without compromising on style.
The engine room of the house is a modern fitted kitchen, painstakingly designed with a professional's eye for detail, to be a true 'cooks kitchen’. This leads onto a separate breakfast area for more informal affairs and then a utility room and downstairs WC. There is also access down to the beautifully maintained lawn area and ‘kitchen garden’.
Being set on three floors, there are four half-landings upstairs providing access to all that this house has to offer in terms of space and versatility. The four main bedrooms are all doubles and the fifth bedroom can easily be used as a study. Part of this room was used to form an extra shower room, to provide a WC accessible to each floor.

What the Owner says:

This house quickly became a cherished home and has been the ideal place to bring up our children and welcome family and friends. When our children were young they benefited from close proximity to Rosebery Park and its' playground, then St Martins School just up the road and slightly further afield Glyn School as they grew older. We have enjoyed refurbishing and modernising the house whilst enhancing its period features. We love the space and light, with each room getting the sun through the day. It’s great we can walk into Epsom Town centre in just over five minutes and up to the Downs in ten.
