DESCRIPTION
West Heath is situated on one of the town's most sought after roads which overlooks The Heath. Understood to have been constructed circa 1830 in the Regency style of red brick elevations under a slate roof the property is now in the town's Conservation Area and Grade II listed. Approached over a courtyard enclosed by wrought iron railings the accommodation is arranged over four floors which includes an extremely well converted basement currently used as a home office and utility. The impressive reception hallway serves the two principle reception rooms, both retain their open fireplaces and high cornice ceilings. There is a large dining kitchen well fitted and with a walk-in pantry and between the dining room a very pleasant internal courtyard which could be incorporated within the body of the house to provide a much larger living dining kitchen if so desired. Over the two upper floors there are five bedrooms and two bathrooms. There is also a substantial attic which could potentially be converted into further accommodation should it ever be required. The garden to the rear is not only extremely private but of a good size and has been landscaped to a Japanese themed courtyard with an ornamental water feature and pergola. Beyond lie lawned gardens retained by ornamental Cheshire brick walls and mature trees which incorporate a large children's tree house and in all have an enviable southerly aspect. There is a single garage with further off road parking.
LOCATION
The property is within a short walk of the cosmopolitan town of Knutsford, an old market town rich in heritage and brimming with a variety of architectural features, particularly those built in an Italianate Tuscan style by the famous local architect, Richard Harding Watt. Linked by a web of ginnels, cobbles and courtyards, the two main streets are home to a variety of shops ranging from boutiques to antique shops, purveyors of fine wines and chocolate to art galleries and interior design specialists. Major retailers include Waitrose, Booths, Sainsbury's, Aldi and Boots. Evenings in Knutsford are very lively with many fine wine bars, pubs and restaurants catering for most tastes. For the outdoor enthusiast, Knutsford borders some of Cheshire's most beautiful countryside and has the famous Tatton Park Country Estate on its doorstep with its Regency mansion, glorious gardens, traditional farm and medieval old hall. The town centre offers Leisure Centre facilities as well as numerous private sporting clubs and notable golf courses within easy reach. For the commuter, access to the nearby North West motorway network is readily available, as is Manchester International Airport and the rail station has links to Chester and Manchester.
