" A wonderful example of a converted twin roundel Oast believed to date from the mid 19th century and situated in a beautiful rural setting with the benefit of some two to three acres (TBV) of garden and grounds, together with a detached garage (known as The Granary) with an annexe/studio on the first floor. The house displays much charm and character being constructed of red brick with sandstone footings under a peg-tile roof.

The house is approached from a small shared driveway through a five bar gate which opens onto an area of parking for a number of cars and access to the garage. The front door leads into the hallway with red brick and oak flooring, exposed beams and doors to the principle reception rooms, cloakroom and stairs rising to the first floor. The sitting room has an impressive raised brick fireplace with oak mantel and brick hearth, full length windows giving good natural light, wooden floorboards and exposed beams. The snug/dining room with slate flooring, exposed brick walls and French doors out onto the terrace leads through to the kitchen which has red brick flooring and exposed sandstone and brick walls and opens onto the breakfast area. The kitchen is fitted into the roundel with curved wood work surfaces, cupboards and shelving, butler sink, space for an electric Aga and plumbing for dishwasher and washing machine. A stable door gives access out to the terrace with windows to either side.

The first floor landing has exposed beams, loft access and a window to the rear and leads to the four double bedrooms and family bathroom. The master bedroom with exposed beams enjoys double aspect views to the south and has an en-suite shower room with electric shower, wash hand basin, low level WC, tiled splash back and window overlooking the front garden. The three further bedrooms all enjoy views across the gardens and countryside having wide window sills and floorboards with a second en suite to one bedroom with shower cubicle, wash hand basin, low level WC, heated towel rail and tiled splash back. The family bathroom comprises a panelled bath with wooden side, tiled splash back with vanity cupboard, low level WC, pedestal wash hand basin and window overlooking the front garden.

GARDENS
The front garden is landscaped and planted with a variety of mature shrubs and trees including apple, silver birch, rose, clematis, honeysuckle and cotoneaster, fenced down one side with a brick path leading to the front door. The path in turn leads around the side of the house through a lattice archway to a terrace which provides an area for entertaining and is surrounded by raised flower beds and bordered at one end with a brick wall and a small lily pond. Steps from the terrace go onto an expanse of lawn which stretches away from the house and onto a further area of land to the brow of the hill, offering further potential as a paddock. There is also a small orchard, further pond and greenhouse.

THE GRANARY
Currently used as a holiday let on the first floor consisting of an open-plan sitting room/bedroom/kitchen with separate bathroom. There is further potential for improvement and/or development. A room at the back of the Granary has a fixed broadband connection and was previously used as a home office.

LOCATION
The property is situated close to the village of Stonegate, with its well regarded primary school and church and is also just a short drive from the villages of Burwash and Wadhurst both offering an excellent range of local amenities. Stonegate station provides an excellent train services to central London in just over an hour.
