" Short Term Let - Available Late December for 2 Months Pennybridge, first appears on a map in 1485 and little has changed over the years. It is as though time has stood still as you leave the road near Wadhurst and drop down a wooded drive into the most idyllic private valley that faces south west towards Mayfield. The house, a glorious black and white timbered affair, sits comfortably in the middle of a rambling cottage garden with an old stone path leading up to the original heavy oak front door. Set in beautiful Sussex countryside, this beautiful property is situated 2 miles from Wadhurst Village with its local amenities and mainline railway station with regular services to London. Wadhurst offers a range of shopping including; banks, butchers, greengrocers, mini markets as well as other independent shops. There are also churches and various pubs. Bewl Water lies just outside Wadhurst and offers many leisure pursuits including sailing, fishing, cycle rides and walking. The front door opens straight into a central hallway dominated by a huge inglenook fireplace, with big comfy sofas either side of the fire, perfect for flopping when you return from a long winter walk. The sitting room stretches the entire depth of the house with leaded windows on three sides providing lots of natural light. Painted in subtle tones of pale blue and yellow, and housing a magnificent baby grand piano it is a really elegant, quite formal room and perfect when the house is full of people. The Garden Room with underfloor heating and a southwest aspect makes it a warm and cosy place to soak up the winter sunshine. Also leading from the hall is the traditional farmhouse kitchen, which is in the original part of the house. This spacious kitchen has lots of useful cupboards, an island, an Aga and enough work space for a team of cooks and bottle washers. A splendid old oak table that easily seats 14 fills the dining area which then opens out into a seating area around the fireplace that is the back of the chimney in the hallway. Beyond the kitchen is the office, a very peaceful room, painted in pale green with lots of treasured objects from around the world. To the first floor the master bedroom at the south end of the house has a wonderful colonial feel with lots of old mahogany furniture and an en-suite bathroom. Simple linen mushroom coloured curtains look fabulous and with big windows to the east the bedroom gets bathed in morning sunshine. None of the bathrooms have been changed since the owners moved in 20 years ago and as seventies timepieces they have now come into their own as desirable retro designs. The bath and basins in the en suite off the master bedroom are a very relaxing oyster pearl hue but much more notable is the Rose bathroom that leads off the guest bedroom, here everything, including the loo, is covered with roses. There are two other bedrooms on this floor, all adorable with whitewashed walls and beams, brass beds and vintage bedspreads. From the first floor another staircase leads up to the top deck with two more bedrooms. Up on this level the first thing you come to is a little alcove or theatre where the children used to perform puppet shows. Pennybridge has 55 rolling acres of grass pasture but the house is set in a beautiful, blowsy cottage garden looking across the lawns to the swimming pool. Private parking area. Energy Performance Rating . Council tax band G. Fully furnished. Short let only - 2-3 months from late December to be confirmed. Our Fees When you have found that perfect property to rent and had an offer accepted, you will pay a Holding Fee of half of the first month s rent. (This is non-refundable should you change your mind or fail referencing as the Landlord has, in good faith, held the property for you.) If the rental proceeds then the Holding Fee will form part of the first rental payment which will comprise of the first month s rent and the deposit (equivalent to six weeks rent unless otherwise agreed), plus our fees as follows: - We charge a fee of ?210.00 inc VAT for the administration involved which also includes the tenant s share of the costs of the references and tenancy agreement. - If it is a joint tenancy then for each additional reference there is a charge of ?60.00 inc VAT. - If a guarantor is required then for each guarantor reference there is a charge of ?60.00 inc VAT. - In the case of a Company Tenancy the references are charged separately at ?252.00 inc VAT. Referencing Upon acceptance of your offer and payment of the holding fee, you will be provided with a referencing form. On this form, you will need to provide details of current landlords and employers, as well as bank details for a credit check. Your earnings must be at least 2.5 times the annual rent of the property (30 times the monthly rental). If your earnings are not sufficient then the earnings of a joint tenant can be taken into consideration but they will also have to complete a referencing form. If you have a bad credit rating then this does not necessarily mean that you would not be able to rent a property. However you must divulge any County Court Judgements, IVAs, bankruptcies or other negative credit issues on the form. In either of these situations, you may still be able to proceed with renting the property if you have a suitable person who will act as a guarantor. We request that you return your referencing application, photo ID and proof of address to us within 7 days of paying a holding fee. Paperwork and payment Once your references have been completed and are satisfactory we will agree a date when you can begin your tenancy and move into the property. You will be required to pay the first month s rent and deposit prior to or when signing the tenancy agreement. This should preferably be by a transfer directly into our designated bank account, or pay by cheque (min. 7 working days in advance), debit card payment, bankers draft or cash. Regrettably, we cannot take deposit payment by credit card. Deposit Your deposit will be protected in a statutory deposit scheme, details of which will be given to you separately. This prevents any abuse of your deposit and provides an impartial adjudication service for any disputes down the line. Insurance We recommend that all tenants take out contents insurance with accidental damage cover. This may help safeguard your deposit. Quotes can be requested from insurers (no obligation), upon completion of your reference if required. "
