What is now our kitchen was stabling for three horses and there was living accommodation above it. When we first saw it, however, we knew it could become a good family home. She added: We had been in Wadhurst before and loved it and so this was in a perfect location for us. We made Pennybridge Coach House into a home to suit our needs but there is still plenty of scope for someone wanting to take it on even further. THE STORY With its striking shape and three stories of accommodation, Pennybridge Coach House, at Best Beech, on the outskirts of Wadhurst, never fails to make an impression. What is now our kitchen was stabling for three horses and there was living accommodation above it. When we first saw it, however, we knew it could become a good family home. She added: We had been in Wadhurst before and loved it and so this was in a perfect location for us. We made Pennybridge Coach House into a home to suit our needs but there is still plenty of scope for someone wanting to take it on even further. CREATIVE CONVERSION The current owners bought the property 17 years ago and began work on it almost immediately. The symmetrical fa?ade stands proudly on its plot, set back from the road and with the former coach entrance now the front door to the house. We did it bit by bit, she recalled. We lived without a kitchen for three or four years! Today the building still embodies much of its original character and presents spaces, which have been cleverly created within the original old building. I love the kitchen; this is where we eat, talk and play cards together, she said. This house has worked very well for us at different stages. It has given us and all four of our children their own space and has been flexible as they have grown up. What was the playroom, for example, is now a second sitting room. COUNTRY VIEWS Each of the bedrooms has its own identity. The master bedroom is simple in style and has walk-in wardrobes. The second double bedroom, on the first floor, is nice; it looks south over the beautiful countryside. In the longer term, she had been hoping to develop the bedroom accommodation even further. The top floor of the house is now two bedrooms, a larger one and a smaller one. My plan was to look at the possibility of converting it into a master bedroom with en suite bathroom. GREAT LOCATION In the 17 years they have been at the house, the family members have marked all sorts of special occasions here. We celebrated my mum's 70th birthday and my stepson's 21st here. We had over 100 people in and out of the house that day. The location of the property has made it easy for friends to visit and for the children to travel. As they have got older they have been able to catch the train into Tunbridge Wells when they have wanted to go shopping or to meet their friends, she said. We are also well positioned for those wishing to commute into London, as well as to enjoy the wonderful walks and attractive countryside we have in this area. GROUND FLOOR ACCOMMODATION When entering this home you are immediately aware of the grand scale, light and spacious accommodation this property offers. The impressive entrance hall with polished slate floors, guest cloakroom and a flight of stairs leading to the first floor has stripped wooden doors leading to the main ground floor accommodation. The bright and airy double aspect kitchen/breakfast room offers perfect family living space, with terracotta tiled floor, Shaker style wall and base units, butlers sink and range set into a brick surround, all complemented by dark granite worksurfaces. There is an outlook to the front whilst at the rear there are two sets of ceiling to floor windows with glazed doors leading out to the rear garden. The drawing room is another bright room with two sets of floor to ceiling windows with glazed doors out to the garden and a polished wooden floor which reflect the light back into the room. There is a further reception room, again with polished wooden floors and large doors which lead out to the side garden. FIRST FLOOR ACCOMMODATION Stairs from the first floor lead up to the first floor landing where there is a large window overlooking the front and an airing cupboard. Approached from the landing the en-suite shower room leads down two steps into the spacious master bedroom which overlooks the rear garden, and has a range of built in wardrobes and fireplace (not currently workings). There are two further bedrooms on the first floor, both of which have pretty views over the back garden and the family bathroom completes the accommodation on this floor. SECOND FLOOR ACCOMMODATION A further flight of stairs leads up to the second floor with a large window which allows light to flood into this area and access to the roof space and to the two further good sized bedrooms, one overlooking the front and the other overlooking the rear. SETTING THE SCENE The property is approached over a drive providing ample off road parking for several cars. To the rear of the house there is a pretty decked area from the kitchen/breakfast room, which provides a delightful spot for outside entertaining, whilst hedge enclosed garden, which is mainly laid to lawn, lies to both sides and the rear of the house. WHAT'S NEARBY () Wadhurst village has a variety of amenities, which include a doctors surgery, post office, general store, butcher, grocers, pharmacy, inns and picturesque church whilst the Best Beech Pub, a family friendly pub, is a short walk away - perfect for strolling to for Sunday lunch. There is easy access to the A21 and the spa town of Tunbridge Wells (7 miles) where there is a more comprehensive range of shops, restaurants, theatres and leisure facilities as well as highly regarded Grammar Schools. Good schools are also found locally including the private Bricklehurst Manor School, Sacred Heart School, Mayfield St Leonards Catholic School, Wadhurst Primary School and Uplands Community College in Wadhurst that also has a sports centre. Nearby leisure pursuits include water sports, sailing and fishing at Bewl Water and golf courses at Dale Hill and Lamberhurst, as well as Sparrows Green Recreation Ground, with Astroturf tennis courts. WITHIN EASY REACH The mainline station in Wadhurst itself provides a regular commuter service to London Charing Cross/Cannon Street. The A21 gives access to the national motorway network (M25), which in turn gives access to Gatwick and Heathrow airports, whilst the ferry port to the continent at Dover is 53 miles away. DIRECTIONS: From our office in Wadhurst High Street (B2099) turn right and continue up the High Street for 0.61 miles then turn left onto Mayfield Lane (B2100). Continue along this lane for 2.02 miles then turn left into Pennybridge Lane where the property will be found after a short distance on the right hand side as indicated by our FOR SALE board.
