" A detached four-bedroom house with integrated double garage and terraced garden, with generously-sized patio areas, and a mix of lawns and evergreen and deciduous shrubs.

Located to the northwest of the thriving town of Sevenoaks and well-placed for access to rail and motorway networks, the district lies below the South Downs on the Greensand Ridge, surrounded by an Area of Outstanding Natural Beauty and the rolling mixed farmland of the Weald of Kent.

Frequent direct trains from local stations serve London Bridge, Waterloo Charing Cross, and -- rush hours only -- Cannon Street.

The property is located within a small, quiet residential area isolated from through traffic but with easy access to the wider community. The area is popular with retirees and empty-nesters and is particularly sought-after by those who value the quality of local schools.

Constructed in about 1970, the interior of the house has been significantly modified to create a light and airy layout.

An Everest stained-glass front door opens into a comfortably sized entrance hall, with newly-installed wc and utility room to the left, and open-plan living and dining area to the right. A three-panel patio door and a two-panel French door, each opening onto a separate patio, ensure that the entire area is bathed with natural light. These rooms are north-facing so there is no problem with over-heating in the summer.

There is ample room to attach an extension to this side of the house.

The separate galley-style kitchen is equipped with a 90cm rotisserie oven and ceramic hob, dishwasher, and large fridge. A glazed door provides access to the garden.

Upstairs are the family bathroom and four bedrooms, two of which are fitted with well-sized built-in clothes cupboards. The master bedroom has its own en-suite, and all bedrooms receive plenty of natural light. Both bathrooms have a toilet, hand basin, tub and separate curved glass shower enclosure, all of which have recently been upgraded.

The property is served by a natural gas combination boiler system. For central heating purposes, the existing installation is more than adequate, but its continuous hot water flow rate barely meets the needs of the current owners. Any decision to upgrade it would present a wide range of options and would depend significantly on family size and lifestyle. The owners therefore assume that the purchasers would wish to be involved in making it.

The house is described as having a double garage, but note that the two bays are of unequal depth. This area is well-suited for conversion into additional living space.

The entrance hall, utility room and kitchen are laid with off-white tiles. Apart from the bathrooms, the remainder of the house is equipped throughout with brand-new carpeting.

With its extensive refurbishment programme coming to a close, the property provides an excellent option for those who seek the relative comfort of a readily available, no-chain, turn-key acquisition in a very convenient part of south-east England. "
