" A charming Grade II Listed detached 4 bedroom home located in the popular village of West Chinnock. Light and spacious accommodation with lovely character features. Gardens with 2 room office building, double garage, stables and store rooms.

THE PROPERTY Court House is a Grade II Listed home which is located near the heart of one of South Somerset's friendliest and most charming villages. Believed to date from the late 17th or early 18th century, this property has the air of a romantic English cottage with honey-coloured Hamstone elevations beneath a thatched roof and characterful features at every turn inside, including flagstone floors, window seats, cottage doors, impressive fireplaces and exposed ceiling beams. Unusually for properties of this age and style, high ceilings can be found throughout which enhance the sense of space and ensure that the rooms are filled with natural light. Having served as a fantastic family home for nearly 4 decades under the current ownership, the property has been maintained and improved with great sympathy to it's origins. Historically, this property was originally a single farm cottage with an attached store, which was later converted to an adjoining cottage before both dwellings were combined to create the spacious home seen today. As a result, Court House enjoys a smoothly flowing layout on the ground floor with two well proportioned reception rooms, a farmhouse-style kitchen and a fantastic garden room providing excellent living accommodation to suit a variety of lifestyles. Domestic necessities are well catered for with two entrance halls, one of which benefits from a flagstone floor, a cloakroom with plumbing for a washing machine and a kitchen with fitted units providing ample storage and space for appliances. A further result of the joining of two cottages is an interesting and versatile arrangement of bedrooms on the first floor. Two wooden staircases rise from the entrance halls to separate landings from which four generous bedrooms and two bathrooms can be reached. With access to the master bedroom via both the eastern landing and the family bathroom, the first floor accommodation can easily be divided to provide a degree of privacy for guests, dependent relatives or teenage children if desired. OUTSIDE Court House occupies an attractive, level plot approaching 0.4 of an acre with open fields beyond, over which far-reaching views can be enjoyed. Much of the garden is laid to lawn interspersed with flower and shrub borders with a patio and an ornamental pond, offering a wonderful outdoor lifestyle and encouraging an array of wildlife into the garden. A productive vegetable garden and several fruit trees give keen gardeners the opportunity to achieve a touch of 'the good life'. The large double garage has twin vehicle doors, power and light while the gravel driveway provides ample space for several vehicles

The property also benefits from a useful range of outbuildings including a large storage/log shed which is divided into three areas, each with it's own door, and a stable offering boxes for two horses. A key asset is the office which adjoins the rear of the garage and comprises two rooms and a cloakroom. Further benefits include night storage heating and a security system, making this the perfect place to work from home whilst maintaining a healthy division of business and domestic life, particularly for anyone expecting visiting clients or colleagues who can reach this building without entering the house. It could also be used as an annexe, subject to any relevant consents.
