OUTSIDE

Gardens

Set on a plot of approximately 1/6th of an acre the gardens are to the side and rear of the property

The main garden has extensive paving and is otherwise laid to lawn with pretty well stocked flower beds and enjoys uninterrupted distant rural views to the east

The second garden lies to the rear and adjoins the covered courtyard. There are walls to three sides, the fourth being open to the view and this makes for a pleasant, secluded sun trap

Garages and parking 26'8" by 19'0" (8m 13cm x 5m 79cm)

The triple garage (two vehicle doors) is of concrete block and stone construction with power and light. It appears to have been adapted from an old barn. Adjacent to the garden is a generous sized carport and the drive allows parking for approximately ten cars

Agent's note

A little used public footpath to the church (most seem to drive these days) leads past the front door of this cottage - but the layout means this door is rarely used now and there are no ground floor windows in the front elevation so privacy is barely affected.

Adjacent land. A neighbour advises that he would privately sell 2 acres of adjoining land, stables and outbuildings with electrics & drains for ?185,000. An outbuilding has planning permission for light industrial use.

There is a planning application 14/00763/P3MPA lodged with SSDC and approval has been obtained for a change of use at a neighbouring barn from agricultural to light commercial (B1 or B8)
