" This superbly presented flat is arranged over the first floor of an impressive semi-detached house built in 1878 and located in the desirable Telford Park Conservation area. The living room is a fantastic room with a working gas coal fire with display shelves and cupboards either side; a large bay window brings plenty of natural light into the room and, at 17'4, there is space for both seating and dining areas. Both bedrooms are double sizes and bedroom one has direct access to a south facing balcony - a lovely spot to sit and while away the time on sunny days. Offered in good decorative order and with the benefit of share of freehold, this is a desirable property that should be viewed early to avoid disappointment. Kirkstall Road is part of the Telford Park Conservation Area, sought after for its residential roads of outstanding period properties laid out between 1878-82. The Telford Park architect was EJ Tarver, who ensured that no two of his Queen Anne style houses on the estate were identical. The Telford Park tennis club, also within the conservation area, was opened in 1880 and is the second oldest tennis club in England after Wimbledon. Transport options include Streatham Hill overland station which runs to London Bridge and Victoria, local buses which run to Brixton (Victoria Line underground) and Balham Rail and Northern Line Underground.
