" Rock Cottage stands in a truly wonderful position overlooking the valley and Offley Brook on the outskirts of Bishops Offley. Whilst the house does require some internal improvement it has been well maintained and with some updating will make a fantastic family home. The village of Eccleshall is easily accessible being just 3.5 miles away along the lanes past the Star Inn at Copmere.

The property stands in the centre of the plot which in total measures just under an acre and is predominately mown grass with a good sized area adjoining the property for parking where there is also a double garage and a useful brick built out building.

Steps rise up to the front door which opens into an entrance porch from where another door opens into the cottage itself. There are two reception rooms either side of the front door both of which have Upvc double glazed windows to the front and rear aspects and are well proportioned rooms with good ceiling heights. A door from the Sitting Room opens into an adjoining room which has been converted into a ground floor w/c and shower room but with the addition of a window (subject to consent) is large enough to serve as a Study or Play Room if required. The dining room has a log burning stove and off it is a large understairs cupboard which houses the central heating boiler. The Kitchen is again a good square room and is easily large enough to accommodate a dining table and has units fitted to two walls. A Upvc double glazed conservatory has been added to the rear of the property and provides an attractive rear entrance to the house. There are three bedrooms on the first floor which are all of a comfortable size accessed from a central landing which has a window overlooking the rear. The bathroom is perfectly serviceable but does now require updating.
