" Well-presented three bedroom family home on the edge of Devizes' town, conveniently located for travelling towards Marlborough or Andover, and yet only a short drive from Devizes' extensive shopping and leisure facilities.\n\nArranged over three floors this modern town house accommodation consists of entrance hall with walk in cupboard and downstairs cloakroom; study; kitchen / dining room with French doors to the courtyard garden; whilst on the first floor can be found the en suite master bedroom ; sitting room and on the top floor are two further bedrooms serviced by a bathroom. Outside to the front is parking whilst at the back there is an easily managed courtyard garden with pedestrian access to the rear. \n\nAvailable, part furnished, beginning of November.\n\nREFERENCING FEE\nTo secure a property we will require from each prospective tenant a completed Tenant Application Form, together with ยฃ140 including VAT, to cover the costs of administration and credit checking. This referencing fee is non-refundable in the event that an applicant fails to satisfy the referencing criteria, or chooses not to proceed with the application.\n\nDEPOSIT AND RENT\nRent is to be paid monthly in advance by a standing order and we shall require a completed mandate to this effect once the landlord has approved the tenancy.\nA deposit equal to two months' rent shall be retained in the agent's clients' account at the commencement of the tenancy to ensure tenant's obligations under this agreement are fulfilled.
