This beautifully presented property occupies a prime position in a quiet, residential, no through road. Gipsy Hill Station, with its direct routes into Victoria and London Bridge is just a 5 minute walk away. Crystal Palace station with its direct links to Canary Wharf is a 10 minute walk.

What the owner says:

" When I was looking to buy a flat, top of my wish list was to find one which was well proportioned so I did not have to compromise on space. I wanted a large and light, period, 2 double bedroom flat. I spent almost a year searching for 'the one' and ended up viewing over 40 properties in the area. Every one of them had either a tiny, second room which was more of a single than a double, or had a galley kitchen or small reception room. Then this flat came on the market, it ticked all the boxes and had the additional benefit of being in a great location, very close to the station and also to The Triangles' shops, bars and restaurants on a quiet, no through road. Everything you need is on the doorstep and you can be in central London in less than half an hour, door to door. I lived here very happily for years, renovating it along the way. The road is a mixture of both families and professionals and offers a strong sense of community. Whoever buys this property will have a wonderful home and investment for years to come."

Transport:

Trains from Gipsy Hill (a 5 minute walk from flat) take just 26 minutes to Victoria or 30 minutes to London Bridge. The overground from Crystal Palace station (a 10 minute walk from the flat) reaches Canary Wharf in 30 minutes. Alternatively you can take the train straight to Balham in 10 minutes and get the Northern Line to the City or the West End. Clapham Junction is only 15 minutes away. All of these routes are direct.

The area:

The Crystal Palace area was identified as a property hot spot by the Financial Times in late 2014. It said: Buyers are falling for the neighbourhoods charms, which include plenty of green space and proximity to leading schools. Those looking to buy will discover a village-like atmosphere and plenty of green space, including the aforementioned Crystal Palace Park, now home to Londons National Sports Centre. Three main streets make up "The Triangle" - a gentrified mix of independent retailers, gastropubs and restaurants - which has spectacular views of central London from its northern edge. There are a lot of families moving from East Dulwich, because they're realising its got a similar feel," says one agent, who adds that a strong creative community renders Crystal Palace "edgier". The latter is still convenient for Dulwich's sought-after private schools: Alleyns, James Allens Girls School and Dulwich College. Incomers are arriving from farther afield. "Lots from southwest London," says another agent.
